Job Description

A Senior Quantity Surveyor plays a crucial role in the construction industry by managing all costs relating to building and civil engineering projects, from the initial calculations to the final figures. They seek to minimize the costs of a project and enhance value for money, while still achieving the required standards and quality. Many of these are specified by statutory building regulations, which the Quantity Surveyor must always be aware of and act in accordance with. This role requires a high level of expertise and an ability to manage both the money and the contractual aspects of large-scale projects. The Senior Quantity Surveyor is often involved in the pre-construction and construction phases, providing expertise and insight to guide the progress towards successful project completion.


Responsibilities

  • Prepare detailed budget estimates, cost plans, and cash flow forecasts for construction projects.
  • Manage the tendering process, including developing procurement strategies and preparing bid documentation.
  • Conduct risk analyses to foresee potential project challenges and develop mitigation strategies.
  • Evaluate and negotiate construction contracts and subcontracts to secure favorable terms.
  • Oversee cost control systems for the effective budgeting and monitoring of project expenses.
  • Collaborate with project managers, architects, and engineers to ensure cost-effective project delivery.
  • Assess cost implications of changes to the scope of work and manage client expectations.
  • Monitor contractor compliance with contractual obligations and project specifications.
  • Conduct regular site visits to ensure that construction activities adhere to the agreed budget.
  • Provide guidance and mentoring to junior quantity surveyors and other team members.
  • Compile detailed project reports and provide updates to stakeholders on financial performance.
  • Ensure all financial documentation adheres to statutory regulations and internal compliance standards.

Requirements

  • Bachelor’s degree in Quantity Surveying, Construction Management, or a related field.
  • A minimum of 8 years of experience in quantity surveying or related roles.
  • Professional accreditation from RICS, AIQS, or similar recognized bodies is highly desirable.
  • Strong understanding of construction contracts, financial systems, and construction law.
  • Proficiency in cost estimating software and advanced knowledge of spreadsheet applications.
  • Excellent analytical, negotiating, and problem-solving skills with a keen eye for detail.
  • Outstanding communication and leadership skills, capable of managing diverse project teams.
