Abdulla Al Rostamani Properties is a real estate developer having a diversified scope of activities which include property management, project management, and facilities management in addition to trading in properties.
Job Purpose
Create, direct and manage all aspects of property management services and functions in order to enhance income and value.
Job Responsibilities
Achieve leasing and sales targets across the entire portfolio
Create new revenue opportunities through leasing of plots and building facades / rooftops etc. for signage, telecom, construction, car parking and any other businesses - subject to availability and approval
Provide business and management reports / information in a timely manner
Conduct market research and provide intelligence on a regular basis
Ensure compliance with the internal and external (RERA, DM and DED, and /or other Emirate equivalents) approved policies, rules and regulations to protect company and customer’s interest
Lease and Property Manage the portfolio to achieve targeted occupancy and income
Prepare asset plan in accordance with the objectives and senior management directives
Oversee execution of appropriate facilities management services and regimes for required physical maintenance and operations of assets
Manage handing over and taking back procedures and ensure quick turnaround of vacant units
Enforce tenants covenants including occupancy policies and procedures by containing violations and deal with eviction
Acquisition of property / units taking into account the group company requirement and budget
Ensure timely feedback to the Group companies for lease renewals
Keep up to date records of all CRE leases
Actively assess and find solutions for current and future CRE requirements
Create an annual asset plan per property in accordance with the objectives and senior management directives including the setting and achieving of Key Performance Indicators
Monitor implementation of SOPs and policy across the board
Utilize appropriate property management systems and process other business infrastructure for effective management
Manage handing over and taking back procedures and ensure quick turnaround of vacant units
Enforce tenants covenants including occupancy policies and procedures by containing violations and deal with evictions
Ensure maintenance of accurate records of the property and the management activities
Provide clear and timely property specific operation and management reports to senior management
Roll out best practice property management within the designated area
Oversee execution of appropriate facilities management services and regimes for required physical maintenance and operations of assets, including planned maintenance and lifecycle planning
Provide feedback to FM to ensure that contractors perform to set KPIs
Ensure that the property/s complies with all statutory regulations. All relevant tests and inspections are carried out in accordance with the regulations and records maintained accordingly
Ensure that the Landlord’s obligations and covenants are met in respect of the properties
Oversee the implementation of effective energy savings programs
Oversee all minor / major maintenance and renovations works, ensuring all safety standards are met
Manage receivables and payables
Implement cost optimization measures
Maintain and record effective communications with the occupiers and stakeholders
Conduct tenant satisfaction survey including exit interview
Job Requirements
Qualifications
Bachelor or equivalent in Real Estate or associated field
Experience
More than 3 years in Property Management and Leasing managing similar portfolio
Knowledge & Skills
Competent in Microsoft Office Software
Competent in Property Management technology systems and software
High level of proficiency in English (spoken and written) / Arabic is an advantage
