Job Description

As a Property Manager, you will play a pivotal role in managing and overseeing day-to-day operations of diverse property portfolios, ensuring each property is maintained according to high standards of service and efficiency. This multifaceted position involves acting as the conduit between property owners and tenants, while maximizing property value, ensuring tenant satisfaction, and operating within budgetary constraints. You will be responsible for everything from enhancing physical spaces to optimizing financial performance. Your strong interpersonal and negotiation skills will be essential in fostering good landlord-tenant relationships, as well as collaborating with maintenance staff and other service providers to maintain property quality. You are also expected to have strong problem-solving capabilities to address issues swiftly and effectively. A proactive mindset coupled with excellent organizational skills will ensure an efficient, well-managed property that consistently delivers on client and tenant expectations. Whether dealing with lease agreements, collecting rents, or conducting inspections, your expertise will help clients achieve their property investment goals.


Responsibilities

  • Create and manage rental agreements to ensure legal compliance and tenant satisfaction.
  • Conduct regular inspections of properties to assess maintenance needs and ensure compliance.
  • Coordinate repairs and maintenance requests efficiently, minimizing tenant inconvenience.
  • Handle tenant inquiries and complaints promptly, maintaining a professional demeanor.
  • Maintain accurate records of income, expenses, and tenant interactions for reporting purposes.
  • Prepare property budgets, and monitor financial performance to meet revenue targets.
  • Advertise and promote vacant properties effectively to attract prospective tenants.
  • Screen potential tenants through thorough background checks to select responsible candidates.
  • Enforce rental terms and policies, handling evictions if necessary in accordance with laws.
  • Build and maintain strong relationships with property owners, tenants, and service providers.
  • Negotiate rental agreements, renewals, and modifications to meet both owner and tenant needs.
  • Implement energy-efficient practices and improvements to enhance property sustainability.


Requirements

  • Bachelor’s degree in real estate, business management, or a related field preferred.
  • Proven experience in property management, totaling at least 3 years in the field.
  • Strong understanding and knowledge of property management laws and regulations.
  • Excellent communication skills crucial for engaging with tenants and stakeholders.
  • High level of organization and multitasking capabilities in a dynamic environment.
  • Proficiency in property management software and other related IT tools.
  • Problem-solving skills essential to handle unexpected challenges effectively.
