Job Description

  • Project Portfolio Strategy & Governance
  • Establish governance frameworks, policies, procedures and controls to ensure consistency in delivery across the projects.
  • Set up regular reviews to monitor project performance, risks, and adherence to strategy.
  • Project Lifecycle Oversight
  • Oversee all phases of each project: initiation / feasibility, design and planning, procurement, construction, commissioning, handover.
  • Ensure that project plans are comprehensive: scope, schedule, cost, resources, regulatory and quality requirements.
  • Monitor critical path schedules, major milestones, dependencies and inter‐project interactions.
  • 3. Budgeting, Cost Control & Financial Management
  • Oversee project budgets, cash flow projections, cost forecasts at portfolio and individual project levels.
  • Implement robust cost‐control processes, track cost variances, drive financial efficiencies through value engineering.
  • Oversee major expenditures, contracts and change orders; ensure financial risk mitigation and ensure profitability thresholds are met.
  • 4. Quality, Safety, Compliance & Sustainability
  • Ensure projects comply with all applicable building codes, regulations, safety laws, environmental and sustainability standards.
  • Establish quality assurance / quality control systems; conduct regular audits, inspections; ensure finishes and materials meet luxury standards.
  • Enforce safety protocols on sites; ensure that health, safety and environment (HSE) best practices are part of project culture.
  • Integrate green building / sustainability initiatives (energy efficiency, materials etc.) appropriate to luxury benchmarks.
  • 5. Vendor/Contractor Management
  • Supervise vendor / contractor performance; enforce contractual obligations; manage disputes / change orders.
  • Stakeholder Management & Communication
  • Maintain high‐level engagement with internal stakeholders (senior leadership, finance, design, operations) and external ones (clients, architects, consultants, statutory bodies, community etc.).
  • Provide timely, accurate reporting-status, risks, forecasts, schedules, quality and safety metrics-to leadership / board.
  • Manage expectations, handle escalations, ensure alignment of design and construction with client / brand expectations.
  • Team Leadership & Resource Management
  • Build, mentor, and lead project leadership teams (project managers, engineers, site heads, etc.) across all projects.
  • Allocate human resources and technical expertise optimally across projects; ensure right skills are available.
  • Foster a culture of accountability, innovation, continuous learning and excellence.
  • Process Excellence, Innovation & Continuous Improvement
  • Define / refine project management processes, tools, dashboards for tracking cost, schedule, risk, quality.
  • Promote adoption of digital tools, Building Information Modelling (BIM), construction technologies, modern methods of construction.
  • Conduct post‑project reviews ("lessons learned"); ensure learnings are captured and applied.
  • Drive standardization where feasible (e.g., finishes, materials, workflows) to improve efficiency and reduce variability.
  • Risk Management & Change Control
  • Identify, assess and manage risks across cost, schedule, safety, regulatory, environmental, quality domains; maintain risk registers.
  • Prepare mitigation, contingency plans; monitor risk triggers.
  • Manage changes in scope, schedule, cost proactively; ensure change control process is disciplined.
  • Client / Brand & Market Alignment
  • Ensure that projects reflect luxury branding - finishes, amenities, design aesthetics, client expectations.
  • Keep up with market trends (materials, amenities, green buildings etc.) to ensure projects are competitive and desirable.
  • Work with marketing/sales teams to ensure design / delivery supports sales positioning and customer expectations.


The Successful Applicant

A successful VP-Projects should have:

  • A degree in engineering, architecture, or a related field, with additional qualifications in project management being an advantage.
  • Proven experience in managing large-scale property or real estate development projects.
  • Experience working in UAE will be preferred. Returning Indians and expats preferred
  • Strong knowledge of construction processes, legal regulations, and industry best practices.
  • Excellent leadership and team management skills, with a results-oriented approach.
  • Exceptional communication and interpersonal abilities to engage with diverse stakeholders.
  • A strategic mindset with the capability to handle complex challenges effectively.
