Responsible for overseeing and managing all aspects of Civil and Fit-Out projects, maintenance and on demand requests. Dealing with Client, contractors and service providers, reporting progress, planning and mitigation of risks to ensure that the projects and work orders are delivered in line with Client expectations / brief, in terms of time, cost and quality.
Key Responsibilities
Co-ordinate with the contractors project designers, suppliers and contractor and be responsible for planning the overall project completion including overseeing the ordering of materials and contractors via payment requests and purchase orders, in line with Company procurement rules, to ensure the various elements of the project are planned to meet the key milestones and achieve overall completion.
Maintain a risk register and to revise, update and report to Projects and CW Manager with regard to any design, construction, project related risks, including options on how to mitigate the risks, for approval of the Projects and CW Manager.
Serve as primary contact with external consultants, contractors and vendors related with the projects that they are assigned to.
Prepare and review Project Proposals or Requests for Proposal for approval.
Manage project requirements; maintain internal cost control procedures, monitor and document project process.
Manage the interface with internal Company for a turnkey project and coordinate the activities between the concerned departments.
Schedule, chair and attend all projects meetings. Record the minutes of these meetings and document action items.
Act as the hub to receive all project information and, under the direction of the Projects and CW Manager, distribute project communication to the team and stakeholders.
Prepare weekly project dashboard reports on the progress of the project in terms of design, construction and handover with a focus on time, quality and cost.
Field queries from the contractors, suppliers and designers and respond, under the direction of the Projects and CW Manager as appropriate, to ensure design and site issues are being resolved to enable the projects to move forward to completion.
To manage the scope of the project, including ensuring that all of the scope of work is detailed and awarded to a contractor and preparing scope descriptions and RFP (requests for proposals), if necessary.
Inform Client representatives, via Projects and CW Manager where appropriate, through scheduled meetings and record the minutes of these meetings and document action items.
Provide support to the Senior Quantity Surveyor to manage the contract for the project as well as the progress payments and final account completion.
Support Value Engineering exercises on the project in order to produce saving on cost or time
Perform other duties as assigned by the Direct Manager.
Follow up CAFM/FSI system work orders and report on AMC Service Provider Performance
Qualifications & Experience
Education: Degree in Architecture or Civil Engineering
Preferably Chartered Professional member of recognized professional body (RIBA, RICS, ICE, etc.)
Project Manager Professional certified (preferred)
Experience: Minimum 8 years of experience on Project Management in a Supervisory level in managing budgets and time schedules on projects from inception through to completion including all necessary authority approvals and demonstrable ability to resolve difficult co-ordination issues between two disciplines; Interior Design and MEP, for example. Preferably minimum 2 Years in GCC
