Role Purpose

The Housekeeping & Maintenance Supervisor holds full, end-to-end ownership of housekeeping and maintenance operations at the Al Dana branch. This role is accountable for unit readiness, cleanliness standards, and maintenance response across the portfolio, ensuring units are guest-ready on time, every time, and that property condition is preserved to protect asset value and guest experience. The role reports to the Operations Manager, who retains Inspection and Customer Support functions independently — keeping quality verification separate from delivery.

Key Responsibilities

Housekeeping Operations

  • Own the end-to-end housekeeping function: scheduling, turnover planning, and daily allocation of cleaning staff across all units.
  • Ensure all units meet DHH cleanliness and presentation standards ahead of every guest check-in, with zero tolerance for missed or late turnovers.
  • Manage housekeeping staffing levels, rostering, and coverage for peak periods, back-to-back turnovers, and same-day bookings.
  • Maintain and enforce standard operating procedures (SOPs) for cleaning, linen handling, amenity restocking, and lost-property protocol.
  • Create and maintain all housekeeping and maintenance tasks in the PMS (or designated system), ensuring every job is logged, assigned, and tracked to close-out for full visibility and record-keeping.
  • Track and manage housekeeping supplies and linen inventory, ensuring no operational disruption due to stock shortages.


Maintenance Operations

  • Own the end-to-end maintenance function for all units, covering both third-party contractor work and in-house team tasks.
  • Log, prioritize, and assign all maintenance faults — determining whether an issue is routed to an approved third- party contractor or handled directly by the in-house maintenance team.
  • Coordinate and manage relationships with third-party maintenance contractors (AC, plumbing, electrical, appliances, pest control, etc.): scheduling call-outs, tracking job status, and following up until close-out.
  • Hold third-party contractors accountable to response-time and quality standards; escalate underperforming vendors to the Operations Manager.
  • Directly supervise the in-house maintenance team for smaller, routine tasks handled internally (e.g. minor fixes, basic repairs, non-specialist work), ensuring efficient use of in-house capacity before defaulting to a third party.
  • Ensure rapid response to urgent/guest-impacting maintenance issues, with clear SLAs for resolution time by issue severity, regardless of whether the work is in-house or outsourced.
  • Plan and track preventive maintenance schedules across both in-house tasks and contractor-serviced equipment, to reduce reactive breakdowns and protect asset condition.
  • Verify completed third-party work on-site (or via inspection handoff) before closing out job tickets, and manage any related invoicing/approval paperwork per company procurement policy.
  • Coordinate small local purchases and materials needed for in-house maintenance work, within approved limits and in line with company procurement policy.
  • Maintain accurate records of maintenance history, recurring issues, contractor performance, and unit condition to support long-term capex and refurbishment planning.


Team & Coordination

  • Directly manage, train, and performance-manage housekeeping and maintenance staff, including onboarding new hires.
  • Coordinate closely with the Operations Manager on inspection findings, ensuring corrective actions are closed out promptly.
  • Liaise with Customer Support (under OM) on guest-reported issues requiring housekeeping or maintenance action.
  • Escalate recurring or systemic issues, resourcing gaps, or budget needs to the Operations Manager in a timely manner.
  • Maintain clear, accurate reporting on turnover completion rates, maintenance response times, and recurring fault trends.


Requirements

Experience

  • 3–5+ years in a housekeeping and/or maintenance supervisory role, ideally within short-term rental, hospitality, or property management.
  • Demonstrated experience managing a multi-property or multi-unit portfolio with high turnover volume.
  • Experience supervising and developing frontline teams (housekeeping staff, technicians/handymen).


Skills & Attributes

  • Strong organizational and scheduling ability; comfortable managing shifting daily priorities under time pressure.
  • Hands-on, on-the-ground leadership style — this is an execution-focused role requiring regular presence across the portfolio.
  • Working knowledge of basic maintenance issue diagnosis (plumbing, electrical, AC, appliances) sufficient to triage and decide in-house vs. third-party routing, even without being a licensed technician.
  • Proven vendor/contractor management skills — comfortable holding external companies accountable to SLAs, following up persistently, and managing multiple concurrent vendor relationships.
  • Comfortable using property management / task management systems for scheduling and fault logging.
  • Clear, direct communicator, able to coordinate effectively with the Operations Manager and other departments.
  • Valid UAE driving license preferred, given multi-unit, on-site coverage requirements.
