Sr Executive

Job Description

A Senior Executive for Hard Services (Hard FM) oversees the technical infrastructure and physical maintenance of a facility to ensure building safety, structural integrity, and operational efficiency . This role typically reports to a facilities Manager or Director and bridges the gap between high-level strategic planning and on-site technical execution.

Responsibilities

• Supervise and coordinate all "hard" infrastructure systems, including MEP (Mechanical, Electrical, Plumbing), HVAC , fire safety systems, lifts, and building automation systems (BMS).
• Develop and oversee Planned Preventive Maintenance (PPM) schedules to extend asset lifecycles and manage reactive (emergency) repairs to minimize downtime.
• Assist in scoping Hard FM tenders, conducting technical evaluations of bids, and managing service level agreements (SLAs) with external contractors.
• Support the preparation of yearly OPEX and CAPEX budgets and monitor spending to ensure alignment with organizational financial goals.
• Ensure all technical works comply with local health, safety, and environment (HSE) regulations and building codes.
• Use CAFM systems like Maximo or SAP to track KPIs, asset condition surveys, and energy efficiency
  
  

• A bachelor’s degree in mechanical, Electrical, or Civil Engineering is standard.
• Typically requires 5+ years in facilities management, with a specific focus on hard services and technical infrastructure.
• In-depth knowledge of building systems (HVAC, pumps, electrical distribution) and proficiency in CAFM / CMMS tools.
