As a Senior Real Estate Specialist, you will play a key role in driving Boutiqaat's retail expansion strategy by scouting high-potential locations, evaluating opportunities, building strong industry relationships, and supporting lease negotiations that contribute to our continued growth.

What You'll Be Doing

Discovering New Opportunities

• Scout and identify high-potential retail locations across shopping malls, high streets, and emerging retail destinations.
• Conduct market visits to evaluate customer traffic, visibility, accessibility, tenant mix, and commercial potential.
• Monitor market trends, competitor movements, and upcoming developments to uncover expansion opportunities.
• Build strong relationships with landlords, mall operators, leasing teams, brokers, and developers.

Evaluating Winning Locations

• Assess prospective retail spaces based on strategic, operational, and financial criteria.
• Prepare location analysis, feasibility assessments, and recommendation reports.
• Collaborate with Operations, Projects, Design, and other stakeholders to evaluate store requirements and viability.
• Support business cases that guide expansion decisions.

Representing the Brand

• Develop compelling presentations, leasing proposals, and brand introduction materials.
• Present Boutiqaat professionally to landlords, developers, and mall management teams.
• Build credibility and maintain strong external partnerships throughout the acquisition process.
• Act as a trusted ambassador for the brand during meetings, negotiations, and site visits.

Supporting Lease Negotiations

• Participate in discussions related to rental terms, lease conditions, fit-out periods, service charges, and commercial agreements.
• Prepare commercial comparisons, negotiation summaries, and supporting documentation.
• Coordinate lease reviews with Legal, Finance, Operations, and senior management teams.
• Track offers, approvals, agreements, and key milestones to ensure timely execution.

Driving Expansion Success

• Maintain real estate pipelines, opportunity trackers, lease reports, and market intelligence databases.
• Prepare management reports, expansion updates, and strategic market insights.
• Coordinate cross-functionally to support smooth transitions from site acquisition through store launch.
• Contribute to continuous improvement initiatives that strengthen Boutiqaat's expansion capabilities.

What You Bring to the Table:

• Bachelor’s degree in business administration, Marketing, Real Estate, or a related field.
• 4–7 years of experience in Retail Real Estate, Site Acquisition, Mall Leasing, Retail Expansion, Business Development, Commercial Property Environments, or related fields.
• Experience evaluating retail locations and supporting lease negotiations.
• Valid driving license (mandatory).
• Strong understanding of retail environments, shopping malls, and customer traffic dynamics.
• Excellent commercial awareness and ability to assess opportunities from both operational and financial perspectives.
• Strong negotiation, presentation, and stakeholder management skills.
• Ability to evaluate locations and convert data into clear business recommendations.
• Excellent communication and relationship-building abilities.
• Strong organizational skills with exceptional attention to detail.
• Confidence in managing multiple projects and opportunities simultaneously.
• Strong reporting, analysis, and business writing capabilities.
• Fluency in both Arabic and English.
• Proficiency in Microsoft Excel, PowerPoint, and reporting tools.
• Willingness to travel frequently as business needs require.
