We are presently seeking to hire a highly qualified Senior Procurement Manager - CAPEX who is responsible for the strategic sourcing, negotiation, and execution of all purchasing activities related to the organizations significant capital investments. This includes major assets, construction projects, machinery, technology infrastructure, and large-scale equipment. The roles primary objective is to maximise return on investment (ROI) by ensuring cost efficiency, minimising risk, and securing timely delivery of high-quality capital goods and services in alignment with project timelines and budgets.

Role Purpose

The Senior CAPEX Procurement Manager leads the strategic sourcing, commercial management, and execution of all capital expenditure procurement across the group, supporting expansion, new restaurant openings, refurbishments, central kitchen projects, and infrastructure investments.

The role ensures best-in-class sourcing, strong commercial control, operational readiness, and long-term asset value through global supplier partnerships, structured processes, and disciplined budget ownership.

  • CAPEX Procurement Strategy
  • Develop and implement CAPEX procurement strategies aligned with expansion and development plans.
  • Establish sourcing frameworks for new openings, refurbishments, and infrastructure projects.
  • Drive cost optimization while maintaining brand, quality, and operational standards.
  • Standardize equipment and technical specifications across brands to improve scale efficiency.
  • Align procurement timelines with project milestones and opening schedules.
  • Support long-term asset value through lifecycle-driven procurement decisions.
  • Strategic Sourcing & Global Supplier Development
  • Lead direct sourcing initiatives by engaging directly with manufacturers rather than relying solely on distributors.
  • Source equipment and materials from origin countries to secure better quality and pricing.
  • Develop overseas sourcing channels across key international markets.
  • Negotiate factory-direct agreements, framework contracts, and long-term pricing structures.
  • Conduct supplier bench-marking and technical evaluations at manufacturer level.
  • Optimise total landed cost including logistics, duties, and supply timelines.
  • Build strategic supplier partnerships supporting long-term expansion pipelines.
  • Manage end-to-end procurement lifecycle from planning through installation and handover.
  • Collaborate with Projects, Design, and Operations teams to align technical and commercial requirements.
  • Review BOQs, specifications, and commercial submissions for CAPEX projects.
  • Monitor delivery schedules and proactively manage procurement risks.
  • Ensure CAPEX assets are delivered and installed in line with opening timelines.
  • Organize, structure, and maintain CAPEX assets warehouse tracking, ensuring visibility, control, and readiness of stored assets.
  • Maintain compliance with procurement governance and approval processes.
  • Lead procurement and negotiation of contracts, AMCs (Annual Maintenance Contracts), and service agreements for CAPEX assets and infrastructure.
  • Develop and implement standard supplier contract templates to ensure consistency and risk control.
  • Manage tendering processes, RFQs, and commercial negotiations with suppliers and service providers.
  • Establish contracts covering pricing, performance standards, warranties, and service scope.
  • Secure long-term maintenance and after-sales agreements to ensure asset reliability.
  • Monitor supplier and service provider performance against contractual obligations.
  • Ensure strong commercial protection through structured contractual governance.
  • Own and manage CAPEX procurement budgets across all assigned projects.
  • Partner with Finance and Development teams to prepare CAPEX budgets and forecasts.
  • Track spend versus budget and proactively manage cost variances.
  • Lead value engineering initiatives to improve cost efficiency without compromising quality.
  • Develop and maintain CAPEX category rate cards ensuring pricing consistency.
  • Negotiate and lock commercial rates through framework agreements to reduce exposure to market fluctuations.
  • Provide reporting on savings, budget utilization, and commercial performance.
  • Build and develop the CAPEX procurement function as part of the organizations growth strategy.
  • Create and implement procurement SOPs, policies, and governance frameworks.
  • Enhance procurement workflows to improve efficiency, transparency, and control.
  • Drive process optimization initiatives to reduce lead times and improve execution.
  • Introduce automation and digital tools to improve procurement tracking, approvals, and reporting.
  • Establish clear role structures and accountability within the department.
  • Promote continuous improvement culture across procurement and supplier management.
  • Ensure all CAPEX purchases include clear warranty terms and after-sales service commitments.
  • Negotiate extended warranties and preventive maintenance programs where applicable.
  • Maintain centralized tracking of warranties, AMCs, and service obligations.
  • Coordinate structured handover with Operations and Maintenance teams.
  • Manage supplier escalations, defects, and warranty claim resolutions.
  • Evaluate supplier service performance and responsiveness post-installation.
  • Support lifecycle planning based on durability and total cost of ownership.
  • Bachelors degree in Supply Chain, Engineering, Business, or related field.
  • 8–12+ years experience in procurement with strong CAPEX/project exposure.
  • Experience in hospitality, F&B groups, retail expansion, or multi-site environments preferred.
  • Strong understanding of construction, fit-out, and technical equipment procurement.
  • Proven experience in global sourcing and manufacturer-level negotiations.
