Abdulla Al Rostamani Properties is a real estate developer having a diversified scope of activities which include property management, project management, and facilities management in addition to trading in properties.
Job Purpose
Create, direct and manage all aspects of property management services and functions in order to enhance income and value.
Job Responsibilities
Review and endorse Asset Plans for the entire portfolio in accordance with the objectives and senior management directives including the setting and achieving of Key Performance Indicators
Create and endorse operational budgets for the entire portfolio and be responsible for their delivery
Manage the legal procedures of dispute cases to minimize rent loss
Initiate and execute any marketing and promotional plans as set out by the marketing department and the senior management
Provide clear and timely operation and management reports to senior management
Introduce and roll out best practice property management across the portfolio
Assess market intelligence and provide inputs towards client briefs
Review and provide inputs towards concept designs to facilitate build to suit developments
In conjunction with the Admin Department, ensure setting up / up gradating and implementation of standards, systems, policies and procedure and prepare for ISO readiness for the Leasing and Property Management department - implement and utilize appropriate property management systems and processes including software systems, accounting systems and other business infrastructure for effective management
Input into the FM strategy for the property and manage the execution of appropriate facilities management services and regimes for required physical maintenance and operations of assets, including planned maintenance and lifecycle planning in most effective and cost efficient ways
Overview tendering process of various FM contracts and prepare recommendation documents
Oversee the implementation of effective energy savings programs
Work with the line manager to devise and manage a high level strategy to find solutions for current and future CRE requirements and implement the same
Work with FMD to identify and provide additional services to group companies and ensure the best presentation of CRE premises to meet the expectation of the business and brand standards
Introduce and implement cost optimization measures – working with FM and Finance)
Work with the line manager to devise service charge strategies within different asset class and implement them
Ensure that complaints and concerns and occupiers and stakeholders are attended to and resolved as speedily and as satisfactorily as possible
Develop leasing / sales strategies and implement them across the portfolio
Prepare and execute any marketing and promotional plans as set out by the marketing department and the senior management
Collect and provide business and management reports / information in a timely manner
Ensure compliance with the internal and external (RERA, DM and DED, and /or other Emirate equivalents) approved policies, rules and regulations to protect company and customer’s interest
Ensure the effective achievement of functional objectives through the leadership of function – setting individual objectives, managing performance, developing and motivating staff, provision of formal and informal feedback and appraisal – in order to ensure that the highest level of performance is achieved
Job Requirements
Qualifications
Bachelor or equivalent in Real Estate or associated field
Experience
More than 5 years in Property Management and Leasing managing similar portfolio
Knowledge & Skills
Competent in Microsoft Office Software
Competent in Property Management technology systems and software
High level of proficiency in English (spoken and written) / Arabic is an advantage
