To lead and personally deliver detailed architectural design and site supervision for residential and mixed-use projects from Detailed Design through construction and handover. The role demands a Senior Architect with proven experience working with renowned developers and consultants, taking full ownership of technical excellence, constructability, authority compliance, and site execution. The position also involves close coordination with consultants, contractors, and internal stakeholders to ensure projects are delivered to the highest standards of design quality, performance, and programme.
Key Responsibilities: Design Team • Act as the primary architectural coordination point with external design consultants in the detailed design phase of the project.
• Lead, manage, and personally review architectural detailed design from Design Development through IFC stage.
• Provide hands-on input in complex detailing, typical details, interfaces, and coordination areas.
• Coordinate multidisciplinary design inputs to avoid clashes and discrepancies.
• Take full technical ownership of architectural deliverables issued by consultants, ensuring accuracy, constructability, coordination, and compliance with project brief, specifications, local codes, and authority requirements.
• Proactively identify design risks, gaps, and clashes, and drive timely resolution.
• Lead design optimization and value engineering initiatives while safeguarding design intent and quality.
Site Supervision & Construction Leadership:
• Conduct regular and ad-hoc site inspections and issue detailed architectural site observation reports.
• Personally review and close RFIs, technical queries, and design clarifications raised during construction.
• Lead the review and approval process for shop drawings, material submittals, mock-ups, and samples.
• Actively resolve site issues, non-conformances, and deviations in coordination with contractors and supervision consultants.
Internal Coordination • Coordinate with Development, Planning, Commercial, and Estimation teams to align design solutions with budget, schedule, and project objectives.
• Support project teams during tendering by reviewing architectural BOQs, specifications, and tender queries.
• Attend design, site, and progress meetings and provide architectural input as required.
• Track architectural deliverables and site issues to ensure timely closure.
Quality Assurance & Documentation • Ensure implementation of approved architectural standards, guidelines, and best practices.
• Assist in developing and updating standard details, specifications, and design manuals.
• Maintain proper documentation of drawings, approvals, site records, and correspondence.
Requirements
Qualifications & Experience
- Bachelor’s Degree in Architecture.
- 8–12 years of progressive experience in architectural detailed design and site supervision.
- Strong developer-side or consultant-side experience on residential and mixed-use developments.
- Demonstrated hands-on involvement in IFC documentation, complex detailing, and construction-stage problem solving.
- Track record of managing multiple projects and leading architectural delivery through construction and handover.
- Proven experience dealing directly with contractors, supervision consultants, and authorities.
