Quantity Surveyor – Interior Design & Fit-Out

4SPACE Design is seeking an experienced Quantity Surveyor to manage cost planning, tendering, procurement support, and commercial control across high-end interior design and fit-out projects.

The successful candidate will work closely with our design, technical design, project management, clients, consultants, suppliers, and contractors to ensure projects remain commercially controlled from early design stages through final account.

Key Responsibilities

• Prepare preliminary cost estimates, detailed cost plans, budgets, and bills of quantities.
• Review design drawings, specifications, and material selections to assess cost implications.
• Carry out quantity take-offs for architectural, interior, joinery, FF&E, MEP, and specialist works.
• Prepare tender documents, issue tender enquiries, and manage commercial clarifications.
• Analyse contractor and supplier quotations and prepare tender comparison reports.
• Support value engineering while protecting the approved design intent and required quality.
• Monitor project budgets, commitments, forecasts, and cash flow throughout the project.
• Evaluate interim payment applications, variations, claims, and final accounts.
• Identify potential commercial risks and advise the project team on corrective action.
• Maintain variation logs, procurement trackers, cost reports, and commercial records.
• Support contract administration and ensure all commercial recommendations are properly documented.
• Participate in design, tender, commercial, and progress meetings when required.

Candidate Profile

• Bachelor’s degree in Quantity Surveying, Commercial Management, Construction Management, or a related discipline.
• Minimum 5 years of Quantity Surveying experience, including high-end interior design or fit-out projects.
• Strong UAE experience and knowledge of the local supplier, subcontractor, and fit-out market.
• Proven experience in cost planning, tender analysis, valuations, variations, and final accounts.
• Good understanding of interior finishes, bespoke joinery, FF&E, MEP services, and specialist works.
• Ability to read and measure from architectural, interior design, and technical drawings.
• Strong commercial judgement, numerical accuracy, negotiation, and reporting skills.
• Excellent written and spoken English.
• Advanced proficiency in Microsoft Excel and experience with quantity take-off or cost-management software.
• Familiarity with FIDIC or other commonly used UAE contract conditions is an advantage.
• MRICS, AIQS, or an equivalent professional qualification is an advantage.
• Comfortable using digital tools and AI-supported workflows for cost analysis, reporting, and document review.

We are looking for a commercially aware and detail-focused Quantity Surveyor who can provide reliable cost advice, challenge assumptions, identify risks early, and protect both the client’s budget and the project’s design quality.

This is not only an estimating role. It requires active commercial involvement throughout the full project lifecycle, professional communication with stakeholders, and clear, evidence-based recommendations.
