This role represents an excellent opportunity to be seconded through Compass Project Consulting to a major UAE-based developer, supporting the delivery of large-scale residential and mixed-use developments.

Role Summary

We are seeking an experienced Project Manager to join our Project Management team, operating on secondment to a major developer in Dubai.

The role will involve managing defined scopes across the design, procurement, construction, and handover phases of large residential developments. The Project Manager will work closely with senior project leadership and multidisciplinary stakeholders to ensure projects are delivered safely, on time, within budget, and to the required quality standards.

Project Scope

• Large-scale residential developments, including mid-rise and high-rise apartment schemes and mixed-use assets
• Multi-phase project delivery incorporating infrastructure, landscaping, and vertical construction
• Typical project values range from AED 100 million to AED 1 billion

Key Responsibilities

Design & Planning Support

• Coordinate consultant deliverables to ensure alignment with project briefs, design intent, and authority requirements
• Manage design review processes and ensure effective coordination across architectural, structural, MEP, and specialist disciplines
• Support value engineering and design optimisation initiatives

Procurement & Package Management

• Assist in the preparation of scopes of work, RFPs, and tender documentation for assigned packages
• Support the management of early works, infrastructure, and/or vertical construction packages under delegated authority
• Liaise with commercial and procurement teams to align on package strategies, timelines, and budgets

Construction Supervision

• Monitor site activities and progress for assigned scopes, ensuring compliance with quality, HSE, and programme requirements
• Participate in coordination meetings and track contractor performance against agreed targets
• Monitor statutory approvals, inspections, and closure of authority requirements

Programme & Risk Management

• Track programme milestones and proactively identify risks or potential delays
• Maintain package-level risk and issue registers and escalate as required
• Contribute to regular project reporting, dashboards, and progress updates

Handover & Close-Out

• Support testing, commissioning, snagging, and completion activities
• Ensure as-built documentation, approvals, and handover deliverables are completed
• Coordinate with facilities management and customer-facing teams during unit release and handover

Experience & Requirements

• Minimum 10–15 years in project or construction management roles
• Minimum 2–5 years delivering projects in the UAE
• At least 3 years managing defined work packages or components on large developments
• Residential, apartments, community facilities, mixed-use developments, and tenant spaces
• Experience managing packages in the range of AED 100M – 500M
• Working knowledge of MS Project, Aconex, SharePoint, and MS Teams

Additional Knowledge:

• UAE authority approvals (including DDA where applicable)
• QA/QC procedures and handover workflows
• Strong understanding of HSE compliance and site operations
