About The Role

The OwnerRepresentative Project Manager will lead all aspects of Data Centerconstruction projects! Must possess solid track record of leading vendorcompliance to construction agreements, while also having the ability to handlethe overall project budget and schedule for varying sized, sophisticatedprojects.

What You’ll Do

  • Work with thegeneral contractor to build and establish the Master Project Schedule, based onthe Critical Path and key achievements. (P6 cost/resource loaded schedule)
  • Create, andestablish the Master Project Budget, including soft costs and hard costs,bonds, insurance, contingencies, allowances, etc.
  • SupportContractor pre-qualification, bid solicitation, bid analysis andrecommendations
  • Supportcontract negotiation, typically in concert with the Client’s and legal counsel,including establishment of all GC “business terms” including mark-ups, fees,insurance, labor rates, critical issue, etc.
  • CoordinateDesign Team activities supporting Client
  • Supervise toestablish if AE is completing the complete list of City and/or other Authorityapprovals process, permitting, etc
  • CoordinateConstructability review of the project documents
  • Provide /Capture cost estimates working with subs and other vendors for scopegaps/changes
  • CoordinateValue Engineering effort
  • Produce Cashflow projections on a monthly basis
  • Assist clientin identifying, scoping, buying-out and scheduling of all Owner direct vendorsand consultants
  • Lead GeneralContractor and other directly contracted vendors on the ground
  • Lead Cost /Change Control, including change order review, negotiation, andrecommendations, delay analysis
  • BudgetManagement and Tracking
  • Schedulemonitoring, tracking and analysis
  • Documentcontrol (track and coordinate addenda, bulletins, new drawing sets,clarifications, etc.)
  • Ensure QA/QC isbeing followed and report any issues/gaps
  • Invoice /Payment Application processing, tracking and reporting
  • Tracking of allkey project documents, including submittals, RFI’s, change orders, invoices andpayments, lien releases, etc.
  • Coordinationand management of all Owner-direct vendors, and consultants
  • Lead OACmeetings and other project related meetings
  • Initiate closeout process prior to project completion, typically two to three months inadvance
  • Establish closeout documentation requirements. Collect and keep track of receipt of all closeout documents until completion, including warranties, as-builts, O&Mmanuals, etc.
  • Assist withCity and/or other Authority final inspections and occupancy process.
  • Create andsupervise punch list, substantial completion and final completion process(v)
  • Negotiate,resolve and close out any outstanding change orders, quality issues or disputes
  • Process andtrack any final invoices, payment applications, retention payments, etc.
  • Prepare andsubmit final project accounting and budget
  • Assist theclient in scheduling, coordination and management of all Owner-direct vendors,consultants.

What You’llneed

  • A bachelorsdegree in Architecture, Construction or Engineering
  • Solidunderstanding of MEP construction management with a solid track record ofleading capital projects
  • 5 or more years of related experience
