The Planning Manager - Pre Construction plays a pivotal role in the initial stages of construction projects, ensuring that all elements are meticulously organized and aligned with strategic objectives. This position requires a leader who is exceptionally detail-oriented and capable of orchestrating multiple moving parts to facilitate smooth operations before the physical build begins. In this role, you will coordinate with various stakeholders, including architects, engineers, contractors, and clients, to develop comprehensive plans that guide the project’s execution. Your expertise in project management and construction processes will be instrumental in identifying potential challenges early and devising effective strategies to mitigate risks. The Planning Manager is a vital contributor to the project's success, ensuring timelines, budgets, and project specs are adhered to right from the onset.


Responsibilities

  • Develop comprehensive pre-construction plans for projects from inception to start.
  • Coordinate with architects, engineers, and contractors to finalize project specifications.
  • Analyze project documents and blueprints to ensure a clear project scope.
  • Evaluate potential risks and develop risk mitigation strategies for pre-construction phases.
  • Prepare detailed cost estimates and project budgets for approval processes.
  • Manage scheduling to ensure project timelines are realistic and achievable.
  • Facilitate communication between stakeholders to align the project's vision and objectives.
  • Coordinate the obtaining of necessary permits and legal authorizations for construction.
  • Oversee procurement strategies ensuring materials and resources are efficiently allocated.
  • Implement quality assurance policies to uphold high standards before construction begins.
  • Provide leadership and mentorship to the planning team, fostering professional growth.
  • Maintain up-to-date knowledge of industry trends and regulatory developments affecting projects.

Requirements

  • Bachelor’s degree in Construction Management, Civil Engineering, or a related field.
  • Minimum of five years of experience in construction planning and project management.
  • Demonstrated ability to manage complex projects with multiple stakeholders effectively.
  • Strong knowledge of construction processes, safety regulations, and compliance standards.
  • Proficiency in project management software and tools, including MS Project or Primavera.
  • Exceptional problem-solving skills and a strategic mindset in planning processes.
  • Excellent communication and interpersonal skills to foster collaborative environments.
  • Certified Project Management Professional (PMP) is preferred but not essential.
  • Strong analytical skills to assess project documents and develop accurate plans.
  • Proven track record of executing projects on time and within budget constraints.
