Position Description

Job Title: Construction Manager – Modular Department

Reporting Into: Head of Modular / Operations Director

Direct Reports: Site Engineers, Supervisors, Subcontractors, Foremen

In-direct Reports: Design, Procurement, QA/QC, HSE, Logistics

Location: UAE / KSA

Contract Type: Full-Time.

Job Objective

To lead the site execution, coordination, and delivery of modular construction projects from foundation to final installation. The Construction Manager is responsible for managing the assembly and finishing of modular units, ensuring safety, quality, cost, and time objectives are achieved. The role involves direct supervision of site teams, coordination with factory production, and client interface during project delivery.

Key Responsibilities

Project Delivery & Site Management

  • Lead all on-site construction activities including setting out, assembly, installation, and finishing of modular structures.
  • Review construction drawings, method statements, and schedules to plan site execution.
  • Coordinate delivery and installation of modular units from factory to site.
  • Supervise subcontractors, manpower, and resources to ensure adherence to project timelines.
  • Conduct daily site coordination meetings and monitor overall progress.
  • Verify installation accuracy, levels, alignment, and module connections.
  • Manage daily reports, snag lists, and issue logs.

Quality, Safety & Compliance

  • Enforce strict compliance with HSE policies, toolbox talks, and site safety procedures.
  • Ensure QA/QC procedures are implemented during installation, finishing, and testing stages.
  • Review and approve work method statements, risk assessments, and lifting plans.
  • Conduct inspections for modular integrity, MEP connections, and finishing quality prior to client handover.

Planning & Coordination

  • Liaise with Design and Technical teams to resolve design conflicts and site challenges.
  • Coordinate with Logistics for module delivery sequencing, crane operations, and site storage.
  • Work closely with Procurement for materials, consumables, and subcontracted services.
  • Support the Project Manager in updating construction schedules and reporting deviations.

People & Stakeholder Management

  • Supervise and mentor Site Engineers, Foremen, and subcontracted teams.
  • Collaborate with the client, consultants, and authorities to ensure smooth project execution.
  • Attend coordination and progress meetings representing the Modular Department.
  • Communicate proactively with management regarding risks, delays, and resource needs.

Required Skills/Abilities

  • Strong leadership and technical ability in modular or prefabricated construction.
  • Proficient in reading and interpreting architectural, structural, and MEP drawings.
  • Excellent planning, time management, and resource allocation skills.
  • Solid understanding of lifting operations, logistics, and temporary works.
  • Strong communication and coordination skills for multi-disciplinary project teams.
  • Proficient in MS Office, MS Project, and basic AutoCAD.

Education And Experience

  • Bachelor’s degree or diploma in Civil Engineering, Construction Management, or related field.
  • Minimum 7–10 years of experience in construction, with at least 3 years in modular or prefabricated buildings.
  • Proven experience managing site teams and subcontractors for large-scale installations.
  • GCC experience (UAE/KSA) preferred.
  • Valid driver’s license and willingness to travel between sites.
