Key Responsibilities

JOB DESCRIPTION

• Lead and manage all fit-out and finishing activities to ensure safe, efficient, and timely execution in line with approved construction programmes.
• Develop and implement execution strategies to achieve project milestones and contractual deliverables.
• Monitor construction progress, identify potential risks or delays, and implement mitigation and recovery plans.
• Manage coordination between architectural fit-out works, MEP services, façade interfaces, vertical transportation systems, and specialist contractors.
• Participate in design coordination meetings and review construction methodologies where required.
• Monitor installation quality to ensure compliance with approved materials, specifications, shop drawings, and workmanship standards.
• Oversee mock-up approvals, material inspections, and finishing quality throughout execution.
• Ensure luxury finishes meet brand standards and project quality objectives.
• Lead snagging, de-snagging, punch-list management, and final quality inspections.
• Ensure compliance with Dubai Municipality, Dubai Civil Defence, DEWA, and all relevant statutory authority requirements.
• Support successful completion of authority inspections leading to project handover.
• Prepare and present daily, weekly, and monthly progress reports to senior management.
• Track project KPIs, construction progress, resource allocation, and productivity.
• Assist commercial teams by providing technical input on variations, claims, extensions of time, and contractor performance evaluations.

• Bachelor's Degree in Architecture, Interior Design, Civil Engineering, Construction Management, or a related discipline
• 7–10 years of experience managing fit-out and architectural finishing works within luxury residential or mixed-use developments.
• Proven experience delivering high-rise residential towers from fit-out execution through final handover.
• Previous experience with leading UAE main contractors or developers is highly preferred.
• Strong experience managing multiple finishing packages and specialist subcontractors.
• Strong knowledge of luxury fit-out materials, architectural finishes, and construction methodologies.
• Thorough understanding of Dubai authority regulations, inspections, approvals, and project close-out procedures.
• Experience coordinating architectural, MEP, façade, and specialist trade interfaces.
• Proficiency in construction reporting, project controls, and scheduling practices.
• Strong understanding of QA/QC processes, testing, commissioning, and handover requirements.
• Excellent stakeholder and subcontractor management capabilities.
• High attention to detail with a commitment to quality and operational excellence.
• Familiarity with premium interior finishes, penthouse fit-outs, amenity spaces, and high-end residential handovers.
• Experience working on fast-track projects involving complex trade coordination within high-rise environments.
• Knowledge of BIM-enabled construction coordination and digital project management platforms is advantageous.
