Job Summary

The Manager, Feasibility & Planning role is responsible for leading market and financial feasibility analysis for luxury hospitality and mixed-use development projects. The position involves conducting in-depth market research, competitive benchmarking, and investment evaluations; preparing financial models, ROI analyses, and long-term projections; and producing high-quality reports, presentations, and board submissions.

This position reports to the Vice President, Development and Planning and plays a critical role in supporting the companys strategic expansion, partnering closely with regional Development teams to achieve company goals; and maintaining excellent working relationships with internal stakeholders, consultants, developers, and other feasibility teams to drive Kerzners global expansion strategy.

Key Responsibilities

  • Conduct comprehensive market feasibility studies, financial feasibility studies, and investment analysis for potential luxury hospitality projects
  • Independently prepare competitive hotel facility summaries and comparisons, recommending subject hotel facilities based on benchmarking and market knowledge
  • Prepare hotel supply and demand analysis, market feasibility studies, and financial feasibility studies for potential hotel, mixed-use projects and joint ventures
  • Produce project documentation including lead overviews, executive summaries, due diligence reports, project presentations, and board submissions
  • Prepare all types of financial models as required using and refining in-house templates for accurate project evaluation
  • Lead internal proforma approval calls with key disciplines and external calls with consultants and owners
  • Prepare 10-year projections with land and construction cost investment and ROI analysis for multiple development scenarios
  • Support regional Development teams to achieve company expansion goals
  • Participate in developing initial business terms for new projects
  • Provide backup support throughout contract negotiation processes for potential management agreements and partnerships
  • Participate in preparation of strategic expansion plans and policy development including ongoing monitoring and evaluation
  • Maintain excellent working relationships with team members to efficiently manage all project proforma reviews and approvals
  • Independently perform market research (both on-ground and desktop) and competitor analysis across regions while updating hotel supply databases
  • Support internal initiatives and special projects including coordinating events, preparing for conferences, and undertaking research projects
  • Review and update financial models to ensure accuracy and relevance for current market conditions
  • Train new and junior team members on feasibility analysis methodologies and financial modeling techniques
  • Review third-party feasibility studies for comprehensive project evaluation
  • Attend regional industry conferences and maintain working relationships with consultants, developers, and feasibility teams

Skills, Experience & Educational Requirements

  • Minimum 5 years of analytical experience within feasibility department of hotel management company, consultancy, or real estate development
  • Bachelors or Masters degree preferably in Hotel Management, Business Administration, or Finance
  • Experience managing other employees with ability to provide mentorship and guidance to junior team members
  • Ability to operate independently with minimal supervision and perform highly complex work with a high degree of decision-making latitude
  • Working knowledge of Uniform System of Accounts for Hotels and hospitality industry financial standards
  • Strong analytical acumen and mathematical skills with proficiency in financial modeling and analysis
  • Advanced proficiency in Microsoft Excel with experience in complex financial modeling and data analysis
  • Good command of English with knowledge of other foreign languages preferable for international projects
  • Understanding and working knowledge of financial statements, instruments, and corporate finance principles
  • Proficiency in Microsoft Word and PowerPoint for professional presentation and documentation preparation
  • Self-motivated and entrepreneurial mindset, with a keen awareness of market trends and industry developments
