JOB TITLE

Business Development Manager | MAF Retail | Head Office UAE

Role Summary

The Manager - Business Development is responsible for managing leasing and lease administration activities related to subleases within MAF Retail business, coordinating with retailers/tenants, operations, finance and legal. The role holder is also responsible for market research, tenant prospecting, leasing negotiations, lease contract process management, tenant performance monitoring and lease renewal process, as per Leasing Committee.

ROLE PROFILE

  • Manage leasing and lease administration projects within Retail Shopping Malls, Carrefour hypermarkets and supermarkets for subletting of retail shops and services
  • As per LC recommendations, conduct tenant presentation and negotiations, to finalize deals with approved tenant activity and leasing rates, achieve above budgeted leasing incomes
  • Prepare ePAR (lease approval by management) and issue of lease agreement for the tenant - shops in coordination with legal department, and ensuring timely tenant agreement signatures
  • Manage with Country finance departments for tenant rent collection process as per the lease agreement payment conditions, schedules. Ensure finance department follow-up with tenant
  • Perform market research, field studies, etc. to develop clear understanding of local retail and mall industry, leasing conditions & practices, customer and competitor/mall information
  • Prepare and maintain the tenant master database of local and international concepts/brands of prospective tenants for all types of activity (incl. food, fashion, health & beauty, kiosks)
  • Participate in industry conventions, training programs/certifications, etc. to build and improve knowledge base and latest trends in leasing, retail industry and shopping malls
  • Develop and propose effective leasing strategies to optimise revenue generation (through fixed and casual leasing, marketing, alternative income) and targeted occupancy rates

Requirements

  • Bachelor’s degree in Business Administration or related field
  • Overall 8+ years of professional work experience with 3 years in a managerial position
  • Experience in shopping mall leasing, with exposure to retail real estate projects, is highly required.
  • Legal background is essential (knowledge of agreements, terms & conditions)
  • Good negotiation skills
