Overview Of The Role:
The Maintenance Assistant ensures a safe, secure, clean, and functional environment for visitors and co-workers. This role maintains the building, electro-mechanical operating systems, non-selling furniture, and interior and exterior areas to promote the image and brand of IKEA. Successful execution involves maintaining systems in prime condition and enhancing the store aesthetics while adhering to safety and operational guidelines.
What You Will Do:
- Contribute to maintaining the store in Shape as new by performing building maintenance functions according to the planned maintenance process.
- Rectify breakdowns and complete work orders and preventative maintenance as scheduled.
- Perform/supervise all modifications, renovation and enhancement works, coordinating with third party contractors/service providers for technical and financial offers.
- Implement Facility department routines and procedures by applying predictive, preventive, and reactive maintenance.
- Work efficiently and simply to maximize efficiency within the department.
- Provide a safe work environment by following OSHA, local safety regulations, and IKEA risk manual guidelines.
- Manage all maintenance activities related to electrical, mechanical, civil work, cladding, signage, lighting systems, and other maintenance work.
- Survey all MEP systems and equipment and validate system status and readings with original equipment/system parameters.
- Foster a service-oriented approach with all departments.
- Contribute to an environment where the IKEA Culture is a strong and living reality that embraces diversity of co-workers and customers.
- Follow and comply with HSE policies and standards at all times.
- Manage in-house activities with overall responsibility for external supervisors and facility management technicians.
- Manage external contractors, evaluate their work, and certify invoices for payment.
- Prepare various technical reports and progress review reports.
- Support in developing and reviewing HSM SOPs.
- Secure materials for both MEP ordinary maintenance and MEP Tasks, as well as civil and construction fixes.
- Support and back up the HSM in evacuation drills and safety matters.
Required Skills To Be Successful:
- Proficiency in Microsoft Office and computer systems.
- Strong organizational skills for managing diverse maintenance activities.
- Ability to coordinate effectively with internal teams and external contractors.
- Excellent problem-solving skills and proactive maintenance approach.
- Excellent communication skills and good leadership abilities, including active listening, the ability to convey clear messages, creativity, and flexibility.
What Qualifies You For The Role:
- Diploma in technical industrial education, specializing in electrical or mechanical fields.
- Minimum of 4 years of experience in the maintenance and facilities management field.
- Familiarity with chilled water supply systems and energy transfer stations.
- Proficient with mechanical systems including HVAC, firefighting, fire suppression, water supply, plumbing, hood systems, ventilation, and smoke management.
- Knowledgeable in electrical systems such as lighting, power low voltage and medium voltage, distribution and panel boards, and fire alarm.
- Good knowledge of sustainability needs and development.
- Proficient in computers and Microsoft Office.
- Experience with data analysis software is preferable.
