Job Description

The Leasing Manager is responsible for overseeing all leasing operations within a property management division. This role requires a perfect blend of sales, relationship management, and strategic planning skills to drive occupancy and maintain excellent tenant relations. The Leasing Manager plays a critical role in setting rental rates, marketing properties, and managing leasing staff. They are tasked with ensuring that properties are rented to qualified tenants while maximizing revenue. This position demands a deep understanding of the real estate market, exceptional communication skills, and the ability to strategize and implement effective leasing plans. Additionally, effective negotiation and excellent organizational skills are crucial for successfully managing lease agreements and ensuring tenant satisfaction.


Responsibilities

  • Develop and implement effective leasing strategies to maximize rental revenues.
  • Oversee the execution of leasing documents for all rental properties managed.
  • Conduct market research to determine competitive rental rates and trends.
  • Lead, manage, and mentor the leasing team to meet or exceed leasing goals.
  • Coordinate with marketing teams to promote properties through various channels.
  • Ensure tenant screening processes are thorough and in compliance with regulations.
  • Negotiate lease terms and agreements with prospective and existing tenants.
  • Handle tenant communications and manage conflict resolution efficiently.
  • Collaborate with property management to ensure optimal tenant satisfaction and service.
  • Prepare and deliver reports on leasing activities and financial performance to stakeholders.
  • Oversee inspections to ensure properties meet tenant and company standards before occupancy.
  • Maintain accurate records of all leasing and tenant activities and related documentation.

Requirements

  • Bachelor's degree in real estate, business administration, or a related field.
  • At least five years of leasing experience in a managerial role is required.
  • Strong knowledge of real estate market trends and legal requirements.
  • Excellent communication, negotiation, and interpersonal skills are essential.
  • Ability to lead and motivate a team to meet or exceed leasing targets.
  • Proficiency in leasing management software and Microsoft Office Suite.
  • Strong organizational skills and attention to detail are critical for this role.
