Job Description

The Leasing Executive is responsible for managing and overseeing the leasing activities within a residential or commercial property setting. This role involves actively securing new tenants, negotiating lease terms, renewing existing leases, and maintaining high occupancy rates to maximize property revenues. The Leasing Executive must possess excellent communication and interpersonal skills to effectively liaise between landlords and tenants. In addition to these primary tasks, they ensure compliance with current regulations and handle any tenant grievances that may arise. They often work closely with property management teams to ensure seamless operations and uphold the property's reputation. The ideal candidate for this position will be a proactive, detail-oriented individual with a strong background in real estate leasing and customer service.


Responsibilities

  • Conduct market analysis to ensure competitive rental strategies and optimize pricing.
  • Develop and implement marketing strategies to attract and retain tenants effectively.
  • Manage and oversee all leasing activities, including new tenant acquisition and lease renewals.
  • Negotiate lease terms and conditions with prospective tenants to benefit the property owner.
  • Facilitate lease signing and ensure adherence to legal and company procedures.
  • Maintain detailed and accurate lease records and property data management systems.
  • Coordinate property viewings and ensure the property is showcased positively to potential tenants.
  • Foster strong relationships with tenants to encourage lease renewals and referrals.
  • Address and resolve tenant complaints and concerns promptly and professionally.
  • Collaborate with property management to enhance tenant satisfaction and property upkeep.
  • Prepare regular reports on leasing activities and occupancy rates for management review.
  • Stay informed about local property laws and ensure compliance in all leasing activities.

Requirements

  • Bachelor’s degree in Business, Real Estate Management, or a related field is preferred.
  • Minimum of two years’ experience in leasing or property management roles is required.
  • Strong negotiation skills and the ability to close deals favorably for the company.
  • Excellent communication and interpersonal skills to engage effectively with clients.
  • Proficiency with property management software and leasing database management systems.
  • Solid understanding of property laws, leasing practices, and rental market trends.
  • Highly organized with the ability to multitask and prioritize tasks efficiently.
