We are looking for an experienced and highly organized Fit-Out Site Project Manager to manage and oversee fit-out projects from commencement through to successful completion and handover.
The Project Manager will be responsible for coordinating the site activities, subcontractors, suppliers, consultants, and internal teams to ensure that projects are delivered on time, within the approved scope and budget, and to the required quality standards.
The ideal candidate should have strong knowledge of fit-out works, excellent project coordination skills, and the ability to proactively identify and resolve site issues.
Project Management & Site Execution
Take overall responsibility for the day-to-day management and execution of assigned fit-out projects.
Prepare and maintain project schedules, ensuring all activities are completed according to the agreed timeline.
Plan and coordinate site activities, manpower, materials, subcontractors, and resources.
Monitor project progress against the approved program and take immediate corrective action where delays are identified.
Ensure all works are executed in accordance with approved drawings, specifications, BOQ, and project requirements.
Conduct regular site inspections and monitor workmanship and quality.
Ensure proper coordination between civil, architectural, MEP, HVAC, electrical, plumbing, fire & life safety, and other specialist works.
Internal Team Coordination
Act as the main point of coordination between the site team and the companys internal departments.
Liaise closely with the design, procurement, sales, commercial, accounts, and management teams to ensure smooth project execution.
Communicate project requirements, site progress, delays, material requirements, and outstanding issues to the relevant internal teams.
Ensure that information and decisions required by the site team are communicated promptly.
Coordinate with the internal procurement team to ensure materials and equipment are ordered and delivered as per the project schedule.
Subcontractor & Supplier Management
Coordinate and supervise subcontractors, suppliers, and specialist contractors.
Ensure subcontractors follow the approved schedule, drawings, specifications, and quality requirements.
Monitor manpower and productivity on site.
Identify delays or performance issues and implement corrective measures.
Coordinate material deliveries and ensure materials are available when required.
Project Schedule & Timely Delivery
Develop and continuously update project schedules and work programs.
Identify critical activities and ensure they are closely monitored.
Maintain a clear list of pending activities, material requirements, approvals, inspections, and client decisions.
Escalate potential delays immediately to management.
Ensure the project is completed within the committed handover date.
Prepare recovery plans whenever the project falls behind schedule.
Quality, Safety & Compliance
Ensure all works comply with approved drawings, specifications, authority requirements, and applicable regulations.
Coordinate inspections, testing, commissioning, and approvals as required.
Ensure site activities are carried out safely and in accordance with company and project HSE requirements.
Identify defects and ensure rectification is completed before handover.
Client & Consultant Coordination
Attend site meetings with clients, consultants, contractors, and other project stakeholders.
Maintain professional communication with clients and consultants.
Address site-related queries and coordinate timely responses.
Track consultant comments, inspections, approvals, and outstanding items.
Maintain proper records of project correspondence and site instructions.
Handover & Project Closure
Prepare and manage the project snagging and de-snagging process.
Coordinate final inspections and completion activities.
Ensure all outstanding works are completed before handover.
Coordinate testing and commissioning of relevant systems.
Ensure required as-built drawings, warranties, manuals, certificates, and other handover documents are collected and submitted.
Complete the project handover within the agreed timeline.
Bachelors degree/diploma in Civil Engineering, Architecture, Construction Management, or a related field.
3–7 years of experience in fit-out project management, preferably within the UAE.
Strong knowledge of commercial, retail, hospitality, or healthcare fit-out projects.
Good understanding of architectural and MEP coordination.
Ability to read and understand construction drawings, specifications, and BOQs.
Strong knowledge of project scheduling and site execution.
Excellent coordination and communication skills.
Strong problem-solving and decision-making abilities.
Ability to manage multiple subcontractors and activities simultaneously.
Proficiency in MS Office and project scheduling tools.
