Facilities Manager

You will own the service cycle from client surveys and AMC scope development through team deployment, quality control, issue resolution, and job closure. This is a client-facing leadership role for a technically strong operator who can balance safety, service quality, cost control, and customer satisfaction.

Key responsibilities

• Lead day-to-day Hard and Soft FM operations, including MEP, HVAC, general maintenance, cleaning, rope access, fire and life-safety coordination, pest control, and specialist services.
• Conduct client meetings, AMC surveys, technical assessments, property inspections, and contract handovers.
• Define accurate maintenance scopes, identify risks and defects, and support technically sound quotations and proposals.
• Plan preventive maintenance schedules and ensure AMC commitments are delivered on time and to scope.
• Allocate and manage technicians, cleaners, supervisors, helpers, and specialist subcontractors across multiple sites.
• Monitor jobs from assignment to completion, prioritising emergency calls, overdue work, repeat issues, and customer escalations.
• Inspect completed work, review service reports and photographs, and ensure corrective actions address root causes.
• Manage service quality, first-time-fix performance, customer feedback, complaint resolution, and AMC retention.
• Coordinate specialist contractors, verify competence and approvals, control quality, and review work before acceptance.
• Maintain HSE controls, including risk assessments, method statements, permits, PPE compliance, toolbox talks, incident reporting, and subcontractor safety performance.
• Monitor manpower utilisation, materials, tools, inventory, subcontractor costs, and operational profitability.
• Provide weekly and monthly operational reporting, identifying issues, causes, risks, and recommended actions.

What you’ll bring

• Diploma or bachelor’s degree in Mechanical or Electrical Engineering, Facilities Management, or a related technical discipline preferred.
• At least five years’ experience in facilities management, MEP, or property maintenance, ideally in the UAE.
• Previous experience supervising maintenance teams and managing residential and commercial service contracts.
• Strong practical knowledge of HVAC, MEP, general maintenance, and both Hard and Soft FM operations.
• Experience conducting AMC surveys, preparing technical scopes, and meeting clients.
• Experience managing cleaning teams, specialist subcontractors, and maintenance operations across multiple sites.
• Working understanding of rope access, work-at-height requirements, fire and life-safety service coordination, and pest-control services.
• Strong communication, reporting, organisation, client-service, and problem-solving skills.
• Commercial awareness of manpower, materials, subcontracting, and maintenance costs.
• Familiarity with CAFM or job-management systems is an advantage.
• Valid UAE driving licence strongly preferred.
