Job Summary

The Director, Residential Technical Services provides comprehensive technical services leadership for Kerzner Internationals branded residential portfolio including Atlantis Residences and One&Only Private Homes globally. This position reports to the Senior Vice President, Design & Construction and requires extensive branded residential experience with a global luxury hospitality operator, ensuring all residential projects are delivered in line with design programs, technical specifications, and operational requirements while maintaining the highest standards of luxury residential development.

The role serves as the primary technical services resource for branded residential developments worldwide, providing expert guidance on all technical services matters throughout the sales and marketing strategy, design development, construction delivery, and operational handover. The position manages residential technical services from concept through completion ensuring residential design intent, brand standards, and owner expectations are achieved while coordinating with sales teams, developers, architects, and consultants on residential-specific requirements across diverse international markets.

Key Responsibilities

• Provide comprehensive technical services leadership for branded residential portfolio including Atlantis and SIRO Residences and One&Only Private Homes globally
• Serve as primary technical services resource for residential developments ensuring expertise throughout project lifecycle
• Provide expert guidance on all technical services related items throughout sales and marketing strategy
• Support residential sales teams with technical specifications, unit configurations, and customization frameworks
• Align technical services deliverables with residential marketing collateral and sales documentation
• Ensure all residential projects are delivered in line with design programs, technical specifications, and brand requirements
• Develop and maintain residential technical services standards and guidelines for branded residential developments
• Review and approve residential design deliverables ensuring alignment with luxury residential brand positioning
• Provide technical expertise on residential unit layouts, finishes specifications, and MEP systems
• Coordinate residential design development ensuring integration across architectural, interior, and engineering disciplines
• Liaise with developers, architects, and consultants ensuring residential project requirements are incorporated into deliverables
• Review residential design deliverables making necessary comments ensuring compliance with brand standards
• Coordinate with Architect of Record and construction teams ensuring quality residential delivery on time and within budget
• Oversee residential technical services from pre-design through production of as-built drawings
• Ensure compliance with relevant residential codes, luxury specifications, and international building standards
• Monitor residential construction reporting any deviations from design intent throughout project stages
• Assist on-site teams in resolving residential design issues during construction with practical operational feedback
• Provide technical guidance on residential mock-up units ensuring incorporation of all brand requirements
• Coordinate residential amenity design including pools, spas, fitness centers, and private dining facilities
• Provide technical services input on residential operational models and owner experience requirements
• Support residential procurement activities providing technical guidance on FF&E and OS&E specifications for private homes
• Develop residential technical services documentation including design briefs, specifications, and standards manuals
• Prepare residential technical services presentations for developers, ownership groups, and residential stakeholders
• Conduct site visits monitoring residential construction quality and technical implementation
• Support new residential business development with technical services reviews and feasibility assessments
• Coordinate with Residential Operations team on amenity design, unit configurations, and ownership experience delivery
• Provide technical services guidance on residential customization programs and buyer modification processes
• Ensure residential projects meet luxury hospitality standards while addressing unique residential ownership requirements
• Collaborate with global residential team ensuring consistency in technical services delivery across portfolio
• Stay current with luxury residential market trends, innovative building systems, and branded residential best practices

Skills, Experience & Educational Requirements

• Bachelors degree in Architecture, Interior Design, Engineering, or related technical discipline required; Masters degree preferred
• 12 years of progressive experience in branded residential technical services with global luxury hospitality operator essential
• Proven track record delivering branded residences with internationally recognized luxury hospitality brands required
• Deep expertise in luxury branded residential development across multiple international markets
• Extensive experience with residential design standards, specifications, and luxury finishing
• Strong technical knowledge of residential systems including MEP, building automation, and smart home technologies
• Understanding of residential sales and marketing processes and how technical services supports commercial objectives
• Experience providing technical guidance to sales teams on unit specifications and customization options
• Proficiency in design software including AutoCAD, Revit, and Adobe Creative Suite
• Knowledge of international residential building codes, luxury specifications, and compliance r
• Excellent communication skills with ability to engage developers, architects, sales teams, and high-net-worth owners
• Strong project management capabilities with ability to oversee multiple residential developments simultaneously
• Understanding of luxury residential market dynamics and high-net-worth owner expectations
• Experience with residential amenity design and private home technical specifications
• Ability to balance luxury hospitality standards with residential ownership requirements
• Proven ability to work under pressure, meet deadlines, and deliver exceptional quality
• Self-motivated, approachable, and professional with strong stakeholder management
• Willingness to travel extensively internationally to support residential projects globally
