Job Description

Key Responsibilities:


The Commercial Manager is responsible for managing all contractual, commercial, and financial aspects of construction projects to safeguard the company’s interests, minimize financial risks, and maximize revenue recovery. The role involves overseeing a team of Quantity Surveyors, coordinating with project stakeholders, managing claims and variations, and ensuring compliance with contractual obligations.


Contractual & Commercial Management



  • Control, monitor, and administer the contractual and commercial requirements and obligations of the project.

  • Provide input, support, and advice to other departments to minimize financial costs, maximize financial recovery, and limit contractual exposure.

  • Resolve problematic contractual issues while safeguarding company interests.

  • Ensure appropriate contractual notices are issued correctly and on time.

  • Review and report on subcontractor agreements to the Project Manager.


Claims, Variations & Payments



  • Prepare and submit claims, following up with all concerned parties until finalization.

  • Control and update variation status and related logs with employers and subcontractors.

  • Process and certify payment applications with employers and subcontractors.

  • Oversee and verify final accounts to ensure accuracy and compliance.


Team Leadership & Development



  • Supervise and oversee the work of Project Quantity Surveyors.

  • Improve and develop quantity surveying practices and systems within the team.


Financial & Risk Management



  • Assist in the preparation of cost-loaded programs.

  • Ensure all bonds and insurance required by the contract are submitted on time by contractors and subcontractors.

  • Monitor and manage commercial risks, ensuring compliance with all contractual and financial obligations.


Required Qualifications & Competencies:



  • Bachelor’s degree in Quantity Surveying, Civil, Construction Management, Law, or a related field.

  • Minimum 18 years of experience, preferably with contractors.

  • Strong leadership skills.

  • Excellent negotiation, communication, and contractual correspondence skills.

  • Project management expertise.

  • Proficient in conflict and crisis resolution.

  • Experience in claims preparation, arbitration, and dispute resolution.
