Job Overview:

As a Real Estate Manager at Emirates NBD, your role is to protect and grow net operating income and asset value through active management — developing and executing asset business plans, leading leasing, overseeing appointed property and facilities managers, controlling operating and capital expenditure, applying Sharia controls, and producing performance reporting. 

Key Responsibilities: 

• The role works under the supervision of the Head of Real Estate and Portfolio Manager to manage a portfolio of assets day to day, liaising with tenants, agents, contractors and valuers. As a DFSA-regulated and Sharia-compliant manager, all activity must comply with the relevant regulatory and Sharia requirements and international best practice for real estate funds. The role also supports handover of newly acquired assets from the investment team and the disposal process.

• Develop and execute asset-level business plans

• Identify and deliver value-add / income initiatives

• Negotiate new lettings and renewals

• Manage broker / agency relationships

• Monitor lease events and expiries

• Prepare and monitor opex and service-charge budgets

• Review and approve operating expenditure within delegated authority

• Plan and oversee capex projects

• Oversee appointed property / facilities managers and service delivery

• Screen tenant use and income for Sharia permissibility

• Apply Sharia controls across leasing and operations

• Produce periodic asset and portfolio performance reporting

• Support quarterly / annual valuations

• Monitor rent collection and arrears

Skills and Experience: 

• A university degree in real estate, property, business or a related discipline.

• MRICS or working toward it.

• 5 to 10 years experince in the real estate industry, property management and leasing

• Hands-on UAE / Dubai asset experience strongly preferred; Commercial leasing exposure an advantage.

• Experince in asset / property management — leasing, opex / capex control, oversight of third-party PM / FM providers, reporting

• Lease structuring and negotiation; UAE leasing norms (RERA / Ejari and DIFC / free-zone leasing); opex and service-charge budgeting and reconciliation; capex project oversight; core real estate metrics (NOI, yields, occupancy, WAULT); familiarity with Sharia-compliant leasing controls; MRI / Yardi or comparable systems an advantage.
