Requirements

We are seeking a detail-oriented and experienced Real Estate Developer Auditor to join our audit team. The successful candidate will be responsible for conducting comprehensive audits of real estate development companies, ensuring compliance with accounting standards, regulatory requirements, and internal controls. This role requires strong technical audit skills combined with in-depth knowledge of the real estate development industry. During your tenure as a Senior in Audit & Assurance, you will demonstrate and develop your capabilities in the following areas:

  • Plan and execute audits of real estate developers, including financial statement audits, internal control assessments, and compliance reviews.
  • Evaluate the accuracy and completeness of financial records related to land acquisition, construction costs, revenue recognition, and asset valuation.
  • Assess the appropriateness of accounting policies applied to real estate projects, including cost capitalisation, impairment testing, and fair value measurement.
  • Review contracts, joint ventures, lease agreements, and other legal documents to identify audit risks and ensure compliance.
  • Identify and evaluate risks of material misstatement, including fraud risks, and design audit procedures to address these risks.
  • Analyse project budgets, cost tracking, and cash flow management to verify financial integrity.
  • Prepare clear, concise audit reports detailing findings, recommendations, and areas for improvement.
  • Liaise with client management, project managers, and other stakeholders to discuss audit issues and facilitate resolution.
  • Stay updated on industry trends, accounting standards (e.g., IFRS, GAAP), and regulatory changes affecting real estate development.
  • Utilise audit software and data analytics tools to enhance audit efficiency and effectiveness.
  • Support continuous improvement initiatives within the audit function.

Qualifications

  • Bachelor’s degree in Accounting, Finance, or related field. Professional accounting qualification (e.g., ACA, ACCA, CPA) preferred.
  • Minimum 3 + years of audit experience, with a focus on real estate development or construction industries from public auditing and accounting, preferably with Big Audit Firms.
  • Strong knowledge of accounting standards relevant to real estate (IFRS 15, IFRS 16, IAS 40, etc.).
  • Experience with auditing complex transactions such as revenue recognition, capitalisation of costs, and asset valuation.
  • Familiarity with real estate development processes, contracts, and regulatory environment.
  • Proficient in audit software and Microsoft Office applications; experience with data analytics tools is a plus.
  • Fluent in English (Reading, Speaking and Writing). Preference will be given to Bilingual candidates (Arabic/English).
