Finance Manager

Key Responsibilities

Financial Management & Reporting

• Prepare, review, and analyze monthly, quarterly, and annual financial statements in accordance with IFRS.

• Ensure accurate accounting for real estate projects, including development costs, construction expenses, and capitalization.

• Monitor financial performance and provide variance analysis against budgets and forecasts.

• Manage general ledger, accounts payable, accounts receivable, and fixed assets.

Budgeting, Forecasting & Cash Flow

• Develop annual budgets and periodic forecasts for the company and individual projects.

• Manage and monitor project cash flows, ensuring adequate liquidity for operations and construction activities.

• Prepare cash flow projections and funding requirements for ongoing and upcoming projects.

• Optimize working capital and oversee cost control measures.

Real Estate & Project Accounting

• Oversee project-based accounting for multiple developments (e.g., land acquisition, construction, marketing, and sales).

• Track project costs and revenues by phase and ensure proper allocation.

• Coordinate with project managers and quantity surveyors to validate costs and progress billing.

• Monitor escrow accounts and compliance with real estate regulatory requirements (if applicable).

Compliance, Audit & Risk Management

• Ensure compliance with UAE laws, tax regulations (including VAT), and internal company policies.

• Coordinate with external auditors, consultants, and regulatory authorities.

• Prepare schedules and documentation for audits and regulatory filings.

• Identify financial risks and implement appropriate internal controls.

Leadership & Stakeholder Coordination

• Supervise and mentor finance and accounting staff.

• Liaise with banks, investors, auditors, legal advisors, and government authorities.

• Support senior management with financial insights for strategic planning and investment decisions.
