The Director – Leasing for Bloom Retail will lead the development and execution of leasing strategies across the retail portfolio, driving tenant acquisition, optimizing occupancy, and ensuring a balanced tenant mix. This role is responsible for negotiating and closing leases with international, regional, and local retailers, building strong tenant relationships, and collaborating with internal teams to support overall asset performance and revenue growth.
Responsibilities:
Achieve targeted occupancy rates, rental income, and tenant mix across the retail portfolio.
Drive the full leasing cycle, from prospecting to deal closure, for new, renewal, and replacement leases.
Build and maintain strong relationships with tenants, brokers, and industry partners to ensure a consistent pipeline of opportunities.
Provide regular reporting on leasing activities, pipeline, and financial forecasts to senior leadership.
Contribute to asset planning, redevelopment, and tenant-mix optimization initiatives.
Negotiate lease agreements, letters of intent, and commercial terms while mitigating risk in collaboration with legal teams.
Develop and implement leasing strategies to achieve targeted occupancy, rental income, and tenant mix.
Conduct market research and competitive analysis to identify emerging retail categories and tenant opportunities.
Identify and secure international, regional, and local retailers aligned with asset goals.
Lead negotiations on LOIs, commercial terms, and lease agreements.
Collaborate with internal legal teams to finalize contracts with mitigating risk.
Evaluate financial feasibility of proposed deals and prepare recommendations for senior leadership.
Provide leasing leadership across assigned assets, ensuring alignment with asset management and property operations.
Maintain accurate records of leasing activity, pipelines, and revenue forecasts.
Prepare regular leasing reports and updates for executive leadership.
Track KPIs and ensure all leasing activities support portfolio financial goals.
Participate in asset planning, redevelopment discussions, and tenant-mix optimization.
Mentor leasing staff and contribute to a high-performing team culture.
Work closely with marketing, operations, and finance teams to ensure cohesive execution of leasing strategies and tenant experience initiatives.
Contribute to long-term portfolio growth by aligning leasing activities with market trends and asset positioning strategies.
Monitor leasing activities to ensure compliance with contractual, legal, and regulatory requirements while mitigating commercial risks.
Qualifications and Experience:
Bachelor’s degree in business, Real Estate, Finance Marketing, or a related field.
10+ years of experience in retail leasing, preferably within shopping malls, mixed-use or commercial retail developments
Demonstrated success closing deals with international and regional brands.
Strong understanding of retail trends, lease economics, and tenant mix strategies.
Exceptional negotiation, communication, and relationship-building skills
Experience leading or mentoring leasing teams.
Established network of retail and F&B contacts.
Experience with redevelopment, repositioning, or retail projects.
Proficiency in financial analysis, leasing software, and Microsoft Office tools.
