Job purpose:
Support the end-to-end financial processes related to property sales, including billing, collections, revenue recognition, PDC management, customer account reconciliations, and compliance with UAE regulatory standards. Ensure accurate financial reporting, efficient cash collection, strong customer account controls, and alignment with sales operations.
Responsibilities:
Leadership & Team Management
- Supervise, mentor, and develop the sales finance/AR team; set clear objectives and KPIs.
- Foster a culture of accountability, continuous improvement, and compliance.
Revenue Recognition & Reporting
- Oversee accurate and timely revenue recognition in SAP, ensuring compliance with IFRS 15.
- Review and approve monthly/quarterly/annual sales and collections reports; ensure integrity of sales-related trial balances.
Billing, SPAs & Customer Ledger Integrity
- Ensure monthly billings are accurate and aligned with customer payment plans and SPA terms.
- Approve SPA data validation (pricing, discounts, payment plans, approvals/DOA) and resolve escalated issues.
- Ensuring guaranteed yields are properly accounted and payments are made on due dates in collaboration with the CRM and leasing team.
- Ensure accurate accounting for waivers of ADM fee and service charges.
Cash Application, Banking & Reconciliations
- Oversee recording and application of cash/cheques; ensure timely and accurate bank reconciliations.
- Resolve complex reconciling items and unidentified receipts; maintain strong relationships with banks.
AR Governance, Credit & ECL
- Monitor debtor ledgers, SOAs, and drive timely collection of overdue balances.
- Approve ECL/provision calculations and AR discounting; implement credit risk controls.
Commissions (Brokers/Staff) & Controls
- Oversee calculation and payment of broker/staff commissions; ensure compliance with contracts and policies.
- Implement and monitor controls to prevent over/incorrect payments; maintain master data integrity.
VAT & Statutory/Trust Compliance
- Ensure VAT accounting and reporting is accurate and timely; oversee documentation for audits.
- Lead preparation for escrow and statutory audits; address findings and implement corrective actions.
Inventory & Projects
- Oversee reconciliation of property inventory and project trial balances; ensure accuracy and completeness.
Systems, Data & Workflow (SAP/SF/CRM)
- Lead process improvements and automation initiatives with SAP/SF/CRM teams.
- Ensure accurate mapping of virtual accounts, plots, and units, champion data integrity projects.
Stakeholder Management
- Act as the primary liaison with Sales, CRM, Leasing, AP/Marketing, Treasury, Audit, Legal, and IT.
- Communicate effectively with senior management on performance, risks, and opportunities.
KPIs
- On-time month-end close with zero material post-close adjustments.
- Days sales outstanding (DSO) and collections rate at or above target; reduction in aged debt.
- Bank reconciliation and unidentified receipts were cleared within SLA.
- SPA validation and commission payout SLA compliance.
- Accurate VAT filings and timely closure of audit/escrow findings.
- Team engagement and development metrics
Qualifications and Experience:
Bachelor’s degree in accounting/finance.
Professional qualifications such as ACCA, CPA, CMA, or CA are highly preferred.
Minimum 6-10 years of accounting experience, with at least 2 years in a supervisory/managerial role and at least 5 years in the real estate sector.
Strong SAP ERP and CRM/SF experience; deep knowledge of IFRS 15, VAT, escrow, and real estate finance processes.
Advanced Excel/SAP reporting; proven ability to lead teams and drive process improvements.
Experience working in the UAE or GCC real estate market is essential.
Preference will be given to candidates who are fluent Arabic speakers (verbal and written), with strong professional proficiency in English.
