JOB SUMMARY

The Multi-skilled Technician provides technical support in accordance with client policies, procedures and processes and helps in the achievement of the Key Performance Indicators and Service Level Agreement targets.

CORE RESPONSIBILITIES

I. Major Responsibilities

  1. Routine inspection of all common areas of the managed property - this includes all Electrical, Mechanical, Plumbing and Sanitary rooms applicable.
  2. Regular checking and cleaning of all electrical and mechanical equipment (PM of major equipment c/o OEM/Contractors).
  3. Hourly monitoring, checking and logging of operational data of equipment and accessories.
  4. Reports any abnormalities to the Building Engineer/Property Manager through a written report
  5.  Performs electric and water readings.
  6. Assist in monitoring of fit out works and reports any non compliance/violations of contractors inside the premises
  7. Assist Building Engineer Engineer/Property Manager in formulating preventive maintenance and improvement plans for the premises.
  8. Attends to job request and other emergency job whenever necessary
  9. Perform basic troubleshooting of critical equipment such as Air-Conditioning System, Generator Set, Elevator and all Mechanical pumps installed in the managed property
  10. Perform other tasks as may be assigned


II. General Responsibilities

  1. Record and report hazards inside the building (fire hazards, obstructed aisles etc.) and facilitate solution to the hazard
  2. Maintain fire suppression system and equipment and regularly coordinate with the Building Admin to ensure that fire alarm systems located within the Companys Facilities are integrated with the main system in the building. Secure site after intrusion or other event
  3. Follow published Company emergency procedures
  4. Maintain daily activity log of all facility equipment and related activities
  5. Regularly coordinate with building management for all concerns related to building services to ensure proper operations and maintenance scheduling of HVAC equipment for the purpose of energy efficiency, environmental control of conditioned spaces and air quality
  6. Ensure the building temperature is set correctly at 23 degrees Celsius
  7. Maintain regular meetings with building management to ensure building shut-downs are properly scheduled and will not disrupt Company operations
  8. Assist in the conduct of fire and earthquake drill
  9. Assist and monitor third party vendor in the implementation of works


REQUIRED QUALIFICATIONS

Education & Experience

  • With minimum 5-year experience
  • With at least 2 years experience in a Property Management Company
  • Must possess at least Vocational Diploma or equivalent
  • Must be adept in the operation/preventive maintenance and troubleshooting of mechanical and electrical equipment/system in office buildings (HVAC Equipment, Pumps and Motors, Genset, Compressors, UPS, FDAS)
  • With at least 2-year experience in electro- mechanical and civil related works (Carpentry/ Painting/ Masonry/ Plumbing and Electrical).
