With 1-4 years of work experience in land transfer title
The LEAD Associate 2 is responsible for the end-to-end processing of title and tax declaration transfers for properties acquired and sold by Daiichi Properties. This includes transferring titles and tax declarations to Daiichi and to its customers, facilitating the consolidation and subdivision of titles, processing the annotation and cancellation of encumbrances, and ensuring the timely payment of applicable taxes and fees with the Bureau of Internal Revenue (BIR) and other government agencies.
Job Requirements:
Graduate of any Bachelor’s Degree.
With 1-4 years of relevant experience in a similar role from another real estate development company.
Detail-oriented with basic knowledge of the title transfer process and permitting requirements.
With good written and verbal communication skills
Able to report in the office and willing to travel to different project locations on a regular basis
Proficiency in Microsoft Office Suite Especially MS Excel.
Job Responsibilities:
Prepare, submit, and process all documents required for the transfer of titles and tax declarations for properties acquired and sold by Daiichi;
Coordinate and liaise with the Bureau of Internal Revenue (BIR), Register of Deeds (RD), Assessor’s Office (AO), Treasurer’s Office (TO), and other relevant government agencies involved in the title transfer process;
Ensure the timely submission and processing of complete dockets within the prescribed turnaround time;
Facilitate and monitor the payment of all applicable national and local taxes and fees, including capital gains tax, documentary stamp tax, transfer tax, and related charges;
Identify, monitor, and promptly escalate issues or delays encountered during the title transfer process;
Process and facilitate the consolidation and subdivision of titles for Daiichi projects;
Compile and process documentary requirements for permits and clearances, including zoning certificates, locational clearances, DAR conversion or exemption documents, and similar regulatory requirements; and
Perform administrative tasks and other duties that may be assigned from time to time.
