Your Teams Impact
We are seeking a high-impact senior level Real Estate Analyst with deep expertise in publicly traded REITs, strong analytical rigor, and a demonstrated ability to produce differentiated, investment-relevant written research.
This role sits at the intersection of real estate market dynamics, fundamental financial analysis, and sector-level insight generation. It is not a back-office or data-only role. You will be the primary research voice of the team—the “pen” that translates data into insights for our end users
What Youll Do
- Thematic Research & Thought Leadership (Primary Focus)
- Thought Leadership: Author institutional-grade research memos and white papers on emerging real estate trends, focusing on the "so what?" behind the data.
- Public-to-Private Read-Throughs: Monitor and interpret Publicly Traded REIT performance, company earnings calls, supplemental filings, and management guidance to extrapolate sector or market level themes.
- Market Narrative: Monitor real estate capital market trends, regulatory developments, and key transaction activity to craft forward-looking research narratives.
- Content Generation: Produce a monthly "Research Insights" newsletter summarizing macro trends, debt market liquidity, and significant M&A activity.
- Synthesis: Distill primary and secondary research (earnings calls, SEC filings, industry data, macro indicators) into concise, actionable intelligence.
- Data Synthesis & Analytics
- Leverage FactSet’s internal proprietary datasets and public data sources to build and maintain thematic trackers across property types and markets.
- Synthesize siloed local datasets—such as M&A transactions, CMBS, housing, and demographic data—into differentiated, sub market level insights.
- Own and enhance the team’s NAV & Cap Rate model, tracking the relationship between public REIT implied cap rates and private market transaction cap rates.
- Utilize AI, Python, and/or SQL to clean, analyze, and visualize large datasets to support research conclusions.
- Financial Analysis, Modeling & Valuation
- Maintain and refine dynamic valuation models (NAV, cap rate, and related frameworks) for publicly traded REITs.
- Partner with content, product, and data collection teams to develop new research-driven products and use cases.
Required Skills
What Were Looking For
- 5–10 years of relevant experience in financial journalism, equity research, real estate investment analysis, real estate equity or debt underwriting, or related roles at a bank, insurance company, private equity firm, real estate broker, asset manager, or financial focused media.
- Deep expertise in publicly traded REITs or private real estate investing, with strong command of property-level fundamentals, submarket analysis, and valuation frameworks, including DCF, NAV, cap rates, FFO, and EPRA metrics.
- Proven track record of producing original, investment-oriented written research that influences decision-making.
- Strong financial modeling skills and proficiency in Excel and institutional data platforms.
- Clear, confident communicator with experience presenting complex ideas to senior leadership or external audiences.
Desired Skills
- Experience with major estate data providers such as S&P Capital IQ Pro, CoStar, RCA, MSCI/RCA, or Green Street.
- SQL, python, or other data-focused technical skills.
- Demonstrated ability and willingness to leverage AI tools in research workflows.
- CFA, CPA, or advanced degree in Finance, Economics, or Real Estate.
- Prior exposure to thematic or macro-oriented real estate research.
