Position: Head of Sales and Marketing
Reporting to: President| COO
 
Job Profile
The Head of Sales and Marketing provides overall leadership, strategic direction, and operational management of the organizations sales and marketing functions. The role ensures the projects commercial success through effective team building, market-driven strategies, and continuous performance monitoring.
Core Responsibilities

  1. Sales Team Leadership & Organization
  • Build and maintain a high-performing sales organization through the recruitment and development of a competent in-house sales team and strong external broker networks.
  • Lead, motivate, and supervise the entire project sales force to ensure consistent achievement of sales targets.
  • Provide ongoing sales coaching, product orientation, and performance evaluation for in-house staff, independent brokers, and broker networks.
  1. Product Development Participation
  • Collaborate during the project pre-development stage to provide insights on market trends, competitive landscape, buyer preferences, and pricing benchmarks.
  • Recommend product positioning strategies aligned with evolving market demands.
  1. Sales Strategy, Planning & Execution
  • Develop comprehensive sales and marketing strategies and translate them into actionable implementation plans.
  • Monitor the execution of action plans, analyze performance, recommend improvements, and ensure strategies remain effective and market-responsive.
  • Prepare detailed implementation plans covering organization, pricing, advertising, PR initiatives, and corresponding marketing budgets.
  1. Broker Management
  • Recruit, accredit, and manage qualified brokers to maximize project reach and penetration.
  • Conduct regular briefings, property orientations, and policy updates to ensure all selling partners remain well-informed and aligned.
  1. Inventory & Sales Operations Management
  • Oversee daily monitoring of unit inventory to prevent discrepancies, errors, and risks of double selling.
  • Develop and implement sales terms, pricing structures, and credit policies aligned with lending guidelines of end-user financing partners.
  • Provide written guidance on all project sales forms, contracts, agreements, and related legal documentation.
  1. Marketing, Advertising & Public Relations
  • Provide critical inputs in the conceptualization of advertising, promotional campaigns, and public relations initiatives.
  • Supervise the development, production, and timely release of marketing collateral and sales tools to support selling activities.
  • Ensure all marketing outputs are aligned with brand standards and project positioning.
  1. Market Intelligence & Competitor Analysis
  • Regularly analyze and submit updated reports on market trends, competitor performance, and emerging demand patterns.
  • Recommend strategic countermeasures and adjustments to maintain and enhance project competitiveness.
  1. Reporting & Management Coordination
  • Prepare and submit monthly sales and marketing activity reports, including performance assessments, challenges, and updated action plans.
  • Meet regularly with management to discuss progress and alignment with organizational goals.
  • Collaborate closely with other consultants such as Project Managers, Construction Managers, Design Architects, Engineers, and Property Managers to ensure cohesive information flow and consistent messaging to clients.
  1. Administrative Oversight
  • Oversee buyer pre-qualification, credit investigation, documentation quality, and collection of receivables.
  • Ensure that all administrative and sales-support tasks are executed efficiently and professionally.
 
Qualifications
  • Bachelors degree in marketing, Business Administration, Management, or a related field (Real Estate Management background preferred).
  • Minimum 10 years of proven experience in sales, business development, and marketing roles, preferably in residential real estate (low cost housing and Pag-ibig housing).
  • Must be a License Real Estate Broker
  • Strong background in leading and managing high-performing sales teams with a track record of meeting or exceeding targets.
  • Has experience with SAP
  • In-depth understanding of marketing principles, campaign development, and brand positioning.
  • Exceptional communication, negotiation, presentation, and interpersonal skills.
  • Strong analytical ability to interpret market trends, sales data, and competitive insights for strategic decision-making.
  • Demonstrated capability in creating client-focused, differentiated, and market-ready solutions.
  • Proven ability to manage the end-to-end sales cycle and effectively position products against competitors.
