CBRE Head of Project Management - Philippines (Focus: CorporateReal Estate & Construction)
About The Role
As the CBRE Head of Projects, you will lead and manage ahigh-performing team responsible for delivering advanced corporate real estateand construction project management services, driving the companys strategicbusiness objectives within the dynamic Philippine market. You will be a keyleader in the Project Management function, overseeing projects from inceptionto successful completion, ensuring the highest standards of quality,efficiency, and client satisfaction. (This role is specifically focused on thephysical construction, renovation, and management of corporate real estateassets, NOT on IT-related projects.) You will be responsible for the overallsuccess of projects, from initial planning and budgeting to final handover andcloseout, ensuring all projects adhere to the highest standards of safety,quality, and compliance.
What Youll Do
People Leadership: Provide strong leadership and formalsupervision to a team of project managers and support staff. Mentor, coach, anddevelop team members, fostering a culture of continuous learning andprofessional growth. Conduct performance evaluations, identify training needs,and manage employee performance effectively. Oversee the recruitment andonboarding of new team members.
Operational Excellence: Coordinate and manage the teamsdaily activities, establishing work schedules, assigning tasks, andfacilitating cross-training to ensure optimal resource allocation and projectdelivery. Set and track team and departmental deadlines, ensuring projects aredelivered on time and within budget.
Project Lifecycle Management (Construction & RealEstate): Oversee all phases of corporate real estate and construction projectmanagement, including procurement, contracting, planning, tracking, andexecution, ensuring adherence to CBREs best practices and industry standards.This includes, but is not limited to:
Construction Planning and Scheduling: Developing andmanaging comprehensive project schedules, coordinating with contractors, andensuring timely completion of construction activities. Utilizing projectmanagement software and tools (e.g., MS Project, Primavera P6) for effectivescheduling and progress tracking.
Budget Management & Cost Control: Developing andmanaging detailed project budgets, monitoring expenses against budget, andimplementing cost-saving measures throughout the project lifecycle. Preparingand reviewing cost estimates, change orders, and financial reports.
Vendor Management: Selecting, negotiating with, and managingvendors, contractors, and subcontractors, ensuring they meet CBREs qualitystandards and contractual obligations.
Site Supervision:Overseeing on-site construction activities, ensuring quality control, adherenceto safety protocols, and resolving any issues that arise. Conducting regularsite inspections and progress meetings.
Permitting & Compliance: Ensuring compliance with alllocal building codes, regulations, and permit requirements, including athorough understanding and application of the **Philippine Building Code(National Building Code of the Philippines, Republic Act No. 6541) and related implementingrules and regulations. This includes navigating the permit application processwith local government units (LGUs).**
Technical Expertise: Possess a strong understanding ofconstruction methods, materials, and building systems, enabling effectiveproblem-solving and decision-making during the project lifecycle.
Contract Management: Ensure accurate, timely, and compliantcontract procurement, negotiation, execution, administration, and closeoutprocesses. Reviewing and managing contracts with vendors, contractors, andconsultants.
Financial Management: Monitor billing, accounts receivablecollection, expense monitoring and control, staffing, and contribute to theoverall P&L performance. Analyze project financials and provide regularreports to stakeholders.
Cross-Functional Collaboration: Collaborate effectively withother business lines and stakeholders (e.g., Leasing, Property Management) toachieve CBREs strategic objectives within the Philippine context.
Risk Management: Identify complex project risks, leadthorough risk assessments, and develop proactive risk mitigation andcontingency plans.
Strategic Thinking: Apply a broad understanding of thebusiness, project management discipline, and how it integrates with otherfunctions to achieve team and departmental objectives.
Leadership and Influence: Lead by example, modelingbehaviors consistent with CBREs RISE values. Influence others to adopt adifferent point of view while adhering to established policies and departmentalplans.
Problem Solving: Identify and solve technical andoperational challenges of complexity, offering innovative solutions.
Process Improvement: Drive continuous improvement byidentifying opportunities to enhance existing methods, processes, and standardswithin the project management discipline.
What Youll Need
Education: Bachelors Degree in Engineering (Civil,Mechanical, Electrical), Architecture, Construction Management, or a relatedfield preferred. A combination of relevant experience and education will alsobe considered.
Experience: 8+ years of progressive experience in projectmanagement within the corporate real estate or construction industry in thePhilippines, with a minimum of 3 years in a leadership or management role.Proven experience managing large-scale, complex projects, including experiencewith various project types (e.g., commercial, residential, industrial).
Certifications (Preferred)
PMP (ProjectManagement Professional) or equivalent project management certification ishighly desirable.
Registered Architect (RA) or Registered Civil Engineer (RCE)license in the Philippines is a strong advantage.
LEED AP (Leadership in Energy and Environmental DesignAccredited Professional) or other green building certifications are a plus.
Leadership & Management Skills: Demonstrated experiencein staffing, selection, training, development, coaching, mentoring, performancemeasurement, appraisal, and retention.
Communication & Interpersonal Skills: Excellentcommunication and interpersonal skills, with the ability to effectivelycommunicate with clients, contractors, and internal stakeholders. Ability toconvey performance expectations effectively and handle challenging situationswith professionalism.
Leadership & Motivation: Strong leadership skills withthe ability to motivate and inspire a team to achieve operational targets andcontribute to departmental success.
Technical Proficiency: In-depth knowledge of constructionmethods, materials, and building systems. Familiarity with project managementsoftware relevant to the construction and corporate real estate industries(e.g., MS Project, Primavera P6).
Philippine Building Code Knowledge: Thorough understandingof the Philippine Building Code (National Building Code of the Philippines, RA6541) and its implementing rules and regulations, including experience innavigating the permitting process with local government units (LGUs).
Organizational & Analytical Skills: Excellentorganizational skills and a strong analytical mindset, with the ability tomanage multiple projects simultaneously.
Financial Acumen: Strong financial skills, includingbudgeting, cost control, and financial reporting.
Philippine Market Knowledge: Proven knowledge of thePhilippine real estate and construction market, including understanding localconstruction practices, regulations, and industry trends.
Local Network: Established network of contacts within thePhilippine construction and real estate industry is a plus.
