Job Description
- Define and execute portfolio‑wide leasing strategy aligned with ownership objectives
- Lead and develop two senior leasing leaders and a large, established leasing team
- Manage and strengthen relationships with key anchor and national tenants
- Develop tenant mix strategies suited to provincial and secondary city markets
- Secure new and hard‑to‑place tenants, including first‑to‑market concepts
- Rezone and optimise mall layouts to improve income per leasable square metre
- Lead complex commercial negotiations, balancing concessions and revenue protection
- Spend time on the ground to understand local market dynamics and tenant performance
- Partner closely with senior stakeholders in a high‑trust, entrepreneurial environment
A Successful Confidential VP Leasing Should Have
- 10-15+ years' experience in retail leasing with a major mall or property platform
- Exposure to mass, prestige and masstige tenant categories (not Tier‑1 only)
- Proven experience managing anchor tenants and national retail brands
- Strong understanding of Visayas and Mindanao markets, with Manila exposure preferred
- Commercially creative, with a track record of revenue and yield improvement
- Comfortable operating in smaller cities and developing market‑fit concepts
- Collaborative leader able to integrate with an established team
- Willing to travel frequently and remain hands‑on in provincial locations
- Cebu‑based candidates strongly preferred
- Senior leadership role with genuine decision‑making authority
- High visibility and direct access to ownership and top management
- Opportunity to create and execute market‑specific retail concepts
- Strong organisational culture focused on trust, impact and long‑term growth
