Our client is looking for the analytical backbone of a commercial real estate investment operation, creating the financial models that drive major acquisition decisions. This role offers the autonomy to enhance existing processes while applying your expertise to complex real estate transactions. You’ll work directly with an experienced developer, gaining deep insight into deal evaluation and investment strategy in a fast-paced, results-driven environment.

• Monday - Friday, 9:00 AM - 2:00 PM EST (25 work hours per week)

Responsibilities

• Create comprehensive financial models for commercial real estate acquisitions and shopping center investments
• Develop detailed cash flow projections and waterfall analyses for various property types
• Perform investment underwriting and due diligence analysis for multi-million dollar deals
• Build upon and optimize existing financial modeling templates and processes
• Provide follow-up analysis and model modifications as deals evolve through negotiation
• Support ongoing deal evaluation and investment decision-making with data-driven insights
• Collaborate directly with principal on deal analysis, assumptions, and strategic recommendations

Requirements

• 5+ years of experience in financial modeling and analysis, preferably in real estate or investment sectors
• Strong expertise in commercial real estate financial modeling, cash flow analysis, and investment underwriting
• Proficiency in creating waterfall analyses and pro forma development
• Experience with Excel-based financial modeling and template development
• Ability to work independently and adapt quickly to client-specific processes and requirements
• Experience with commercial property types like shopping centers or mixed-use developments is a plus
• Familiarity with real estate investment terminology and market analysis
