The Cash Flow Analyst will serve as a financial partner to the Principal—supporting rapid deal review, accurate cash flow interpretation, and controller-level oversight. Qualifications:

Must-Haves

  • Commercial real estate experience.
  • Advanced Excel modeling skills (formulas, underwriting logic, cash flow analysis).

  • QuickBooks familiarity (basic to intermediate).
  • Clear and confident communication skills.
  • High attention to detail, accuracy, and strong financial judgment.

  • Familiarity with U.S. GAAP.
  • Understanding of waterfall modeling.
  • CoStar or CRE research experience.

Responsibilities:

Financial Modeling & Underwriting

  • Underwrite commercial real estate deals, from quick-scan assessments to full investment models.
  • Validate seller information and verify financial assumptions.
  • Conduct due diligence and market research.
  • Build and refine complex cash flow models in Excel.
  • Provide clear recommendations based on financial logic and market data.

Asset Management & Cash Flow Analysis

  • Track and interpret cash flow for portfolio assets.
  • Review monthly financials and identify anomalies.
  • Update quarterly actuals in asset management models.
  • Perform lease analysis and evaluate tenant/rent structures.
  • Support tax preparation and lender communications.

Reporting, Insights & Commentary

  • Provide financial insights—not just numbers—and explain assumptions clearly.
  • Walk the Principal through key analyses and trends.
  • Assist with presentations, memos, and investment documentation.

Accounting & Bookkeeping Support

  • Review financial statements confidently and accurately.
  • Perform bookkeeping for small assets using QuickBooks.
  • Eventually oversee bookkeeping for three personal entities.

Administrative & Documentation

  • Reorganize Dropbox folders, deal files, and documentation.
  • Review leases and loan documents.
  • Maintain organized, accurate data across all platforms.
