The Quality Manager is responsible for developing, implementing, and maintaining quality assurance and quality control (QA/QC) systems across real estate development and construction projects. The role ensures compliance with project specifications, regulatory requirements, industry standards, and company quality objectives to deliver high-quality residential, commercial, or mixed-use developments.
Key Responsibilities
Quality Management System
Develop and implement project quality plans, procedures, and inspection protocols.
Establish quality standards for construction activities, materials, and workmanship.
Ensure compliance with ISO standards and company quality policies.
Monitor and continuously improve QA/QC processes.
Site Quality Control
Conduct regular site inspections and quality audits.
Verify construction activities comply with approved drawings, specifications, and method statements.
Review and approve Inspection Requests (IRs) and Material Inspection Requests (MIRs).
Monitor concrete works, masonry, finishing works, waterproofing, MEP installations, and other construction activities.
Vendor Material Quality
Evaluate and approve construction materials and suppliers.
Ensure incoming materials meet project specifications and standards.
Coordinate testing of materials through approved laboratories.
Maintain records of material approvals and test reports.
Non-Conformance Management
Identify quality issues and raise Non-Conformance Reports (NCRs).
Investigate root causes and implement corrective and preventive actions (CAPA).
Track closure of quality observations and NCRs.
Documentation Reporting
Maintain quality records, inspection reports, test certificates, and audit findings.
Prepare periodic quality performance reports for management.
Support project handover documentation and snag-free delivery.
Stakeholder Coordination
Coordinate with project managers, consultants, contractors, and clients on quality matters.
Participate in client inspections and regulatory audits.
Conduct quality awareness and training programs for project teams.
Required Qualifications
Bachelor's Degree in Civil Engineering or Construction Management.
Quality certifications such as ISO 9001 Lead Auditor/Internal Auditor preferred.
Additional certifications in Quality Management are advantageous.
Experience
8–15 years of experience in construction and real estate projects.
Minimum 3–5 years in a Quality Manager or QA/QC leadership role.
Experience in residential, commercial, township, or high-rise building projects.
Technical Skills
Strong knowledge of QA/QC procedures in construction.
Understanding of IS Codes, NBC, ASTM, BS, and relevant construction standards.
Knowledge of concrete technology, finishing quality, waterproofing, and MEP quality requirements.
Familiarity with ISO 9001 Quality Management Systems.
Proficiency in MS Office, AutoCAD, and quality documentation systems.
