Key Responsibilities
Regulatory compliance and approvals: Obtain all necessary permissions and clearances from government bodies and local authorities, across all states of India.
Feasibility analysis: Conduct feasibility studies, including FSI calculations, to ensure projects meet regulatory requirements and commercial viability.
Stakeholder management: Act as the main point of contact and manage relationships with external stakeholders, including consultants (architects, MEP, structural), contractors, and government officials.
Technical leadership: Provide technical direction, review architectural plans for compliance and optimization, and lead technical discussions to resolve project challenges.
Project coordination: Ensure timely and accurate deliverables from all external parties and coordinate between different project teams to ensure smooth progress.
Monitor and maintain compliance with RERA, MOEF, and other real estate local regulatory requirements.

Required skills and qualifications:
Technical proficiency: Strong knowledge of architectural principles, building codes, and regulations. Meticulousness in reviewing documentation and ensuring compliance.
Project management: Skills to manage multiple tasks, deadlines, and priorities in a fast-paced environment.
Coordinate with architects, legal teams, consultants, and contractors to ensure timely completion of all statutory processes.
Handle approvals related to building plans, layout sanction, environmental clearance, fire NOC, and occupancy certificate (OC).
Track and interpret policy changes, government notifications, and circulars relevant to real estate development.
Prepare and maintain detailed records, reports, and correspondence related to liaising activities.
Support senior management in strategic decision-making by providing regulatory insights and approvals status updates.
Excellent negotiation and communication skills.
In-depth understanding of urban planning regulations, development control rules (DCR), and real estate approvals workflow.
Proven ability to handle multiple projects simultaneously.
Liaise with government departments, municipal authorities, and urban development agencies (such as MCGM, MHADA, SRA, MIDC, and MMRDA) for project approvals and NOCs.
Handle approvals related to building plans, layout sanction, environmental clearance, fire NOC, and occupancy certificate (OC).
Software knowledge: Proficiency in architectural and drafting software like AutoCAD.
Minimum Qualification
Graduate in Architecture ,a postgraduate degree in Management will be an added advantage.
