The Security Manager is responsible for overseeing the complete security and safety operations of a mixed-use residential and office tower. This includes managing security personnel, ensuring safety compliance, coordinating with maintenance teams, and implementing effective security protocols to protect residents, tenants, staff, and assets.
Key Responsibilities
Security Operations Management
Develop, implement, and monitor security policies and procedures for the property
Ensure 24/7 security coverage across residential and commercial areas
Conduct regular security audits, risk assessments, and inspections
Team Management & Coordination
Supervise, train, and manage security guards and supervisors
Conduct daily briefings and shift handovers with guards
Ensure proper deployment, discipline, and performance of all security staff
Coordinate with external security agencies/vendors
Safety & Emergency Management
Establish and enforce emergency response procedures (fire, medical, evacuation, etc.)
Coordinate mock drills and safety training sessions
Work closely with maintenance teams to ensure fire safety systems, alarms, and CCTV systems are functional
Surveillance & Access Control
Monitor CCTV operations and ensure proper recording and reporting
Implement access control systems for residents, visitors, and office staff
Handle visitor management systems and parking security
Incident Management & Reporting
Investigate incidents, breaches, or suspicious activities
Maintain incident logs and prepare detailed reports
Liaise with local authorities (police, fire department) when required
Coordination with Maintenance & Facility Teams
Ensure security alignment with maintenance activities
Monitor vendor and contractor movements within the premises
Support overall facility operations for smooth functioning
Job Expectations
Qualifications & Skills:
Bachelor’s degree or equivalent experience (preferred)
Minimum 5–10 years of experience in security management, preferably in residential/commercial complexes
Strong leadership and team management skills
Knowledge of safety regulations, fire systems, and emergency procedures
Good communication and coordination abilities
Familiarity with CCTV systems, access control, and security technologies

Rotational shifts / on-call availability for emergencies
