Project and Development Services – Corporate Solutions (Mumbai/India)

What this job involves:

Supporting end‑to‑end project delivery

Based in Mumbai, you will work closely with the Cost Lead / Cost Manager to ensure smooth cost management throughout the full project lifecycle—from pre‑design to project close‑out. You will support team coordination, help monitor performance, and assist in ensuring that all project objectives, procedures, and deliverables are met.

You will contribute to establishing project cost plans, preparing budgets, and supporting the achievement of target financial outcomes. Your role will include preparing and updating reports, assisting in contract administration, and supporting quality control processes.

A key part of your role is understanding, gathering, and delivering project and client requirements with accuracy and clarity. You will support scheduling, value engineering, and design change management. Additionally, you will collaborate with procurement, construction, and contract management teams for vendor coordination, BOQ preparation, site inspections, commercial evaluations, and cost analysis.

Key technical responsibilities include:

  • Preparation of BOQs, quantity surveying, and quantity take‑offs
  • Cost analysis for project‑wise BOQ items
  • Benchmarking and standardization of specifications
  • Support on procurement from a cost‑management perspective
  • Vendor commercial evaluation, negotiations, and rate finalization
  • Understanding of Civil and/or MEP disciplines

Boosting client relationships

You will support the representation of client interests throughout the project lifecycle and maintain positive communication channels. This role also requires you to support the promotion of JLL’s values and capabilities across engagements

Key Responsibilities

Cost Control & Reporting

  • Assist in implementing cost control systems to track budgets, commitments, expenditures, and forecasts
  • Support preparation and review of cost estimates and schedules
  • Provide cost information to assist with decisions and alternatives
  • Review contractor invoices prior to client submission
  • Utilize financial systems (e.g., SAP or similar) for cost data validation
  • Analyze bids and prepare recommendations
  • Support preparation of forecasts and cash flow analysis
  • Maintain and update project cost reports, ensuring accuracy and timely communication
  • Assist in project scheduling and monitoring
  • Support development of cost‑tracking tools and earned value analysis
  • Assist in managing the change management and variation order process
  • Extract and reconcile data to maintain audit accuracy

Pre-Contract

  • Assist in developing cost plans and estimates across design stages
  • Provide inputs for value engineering and design alternatives
  • Support review of contractor/subcontractor pricing
  • Assist in commercial evaluations and negotiation discussions

Post-Contract

  • Assist with quantity surveying, cost control, and change management
  • Support implementation of post‑contract cost variance procedures
  • Assist in cost auditing and validation processes
  • Prepare inputs for monthly cost reports
  • Support timely closure of final accounts
  • Compile as‑built cost estimates for benchmarking

What We’re Looking For

Qualifications & Experience

  • Degree in Quantity Surveying, Civil Engineering, Construction Management or related field
  • 5+ years of relevant experience in cost management, design, or construction
  • Strong numerical skills and attention to detail
  • Ability to analyze data, prepare reports, and work with large data sets
  • Proficiency in MS Excel; familiarity with SAP or similar systems is a plus

You must be an effective communicator—both verbal and written—with strong interpersonal skills to collaborate smoothly with internal teams, consultants, vendors, and clients. You should be proactive, eager to learn, and capable of contributing to continuous improvement initiatives.
