Capital Markets Associate - Real Estate

Location: Remote (India)

Experience: 3–8 years, with hands-on US commercial real estate debt experience required

Working hours: Minimum 6-hour daily overlap with US Central Time

Compensation: ₹300,000–470,000/month, based on depth of direct US CRE debt experience

This is a company in build mode. You'd be joining early enough to shape how we finance growth for years to come, not stepping into a process that's already set in stone.

Role Overview

We're hiring an Associate to structure and execute debt for our US real estate portfolio - construction, bridge, and permanent financing across multifamily, commercial, and ground-up development. This is not a corporate credit, project finance, or loan servicing role: every transaction you'll work on is tied to a specific US property, and you'll be underwriting, structuring, and negotiating real loans against real collateral, not modeling hypotheticals.

You'll report directly to the Capital Lead and work closely with our CEO to determine how we finance and scale our real estate pipeline.

What You'll Own

• Deal structuring & execution: Underwrite and structure construction, bridge, and mezzanine financing for specific US assets. Take term sheets apart and put them back together to win on pricing, leverage, and flexibility.
• Capital modeling: Build the models that drive real decisions — DSCR, LTV, LTC, IRR, debt yield, stress-tested against rate moves, lease-up delays, cost overruns.
• Capital stack strategy: Recommend how we fund specific projects, balancing cost of capital against risk and timeline.
• Lender relations & syndication: Be a real point of contact for US lenders and institutional capital partners. Run the diligence process and drive facilities to close.
• Portfolio surveillance: Own the debt maturity ladder across the portfolio and keep every DSCR, LTV, and LTC covenant in view before it becomes a problem.
  
  

• 3–8 years in real estate capital markets, real estate private equity, CRE lending, or real estate investment banking.
• A specific US commercial real estate deal you can walk us through in detail, the property, the structure, the numbers you calculated, and why.
• Excel and Google sheets mastery, including built debt waterfalls; VBA or Power Query is a strong plus.
• Real working knowledge of US credit agreements, loan documentation, and institutional underwriting standards for real estate.
• The ability to turn dense underwriting into a memo an executive can act on in five minutes.
• Minimum 6-hour daily overlap with US Central Time.
