Contract Manager – Commercial Construction Project

Position Overview

The Contract Manager oversees all contractual aspects of commercial construction projects, ensuring compliance with terms, managing risks, and facilitating smooth project execution from award through closeout.

Key Responsibilities

Contract Administration Manages the preparation, negotiation, and execution of construction contracts including general contractors, subcontractors, suppliers, and consultants. Reviews contract documents for accuracy, completeness, and compliance with project requirements and organizational standards.

Risk Management Identifies contractual risks and develops mitigation strategies. Reviews insurance requirements, bonds, warranties, and indemnification clauses. Monitors compliance with contractual obligations throughout project lifecycle.

Change Management Administers change order processes, evaluating scope changes, cost impacts, and schedule implications. Negotiates equitable adjustments with contractors and ensures proper documentation and approval workflows.

Claims and Dispute Resolution Manages contractor claims, disputes, and disagreements. Works with legal counsel when necessary to resolve conflicts. Maintains detailed records to support or defend against claims.

Financial Oversight Reviews payment applications and certifications. Ensures invoices align with contract terms and completed work. Manages retention schedules and final payment releases upon project completion.

Compliance and Documentation Ensures adherence to contract specifications, building codes, and regulatory requirements. Maintains comprehensive contract files including correspondence, amendments, submittals, and closeout documents.

Stakeholder Communication Serves as primary liaison between project owners, contractors, design teams, and internal stakeholders on contractual matters. Facilitates meetings to address contract issues and performance concerns.

Required Qualifications

  • Bachelor's degree in Construction Management, Engineering, Business, or related field
  • 5-7 years experience in construction contract management
  • Strong knowledge of construction law, contract types (lump sum, GMP, cost-plus), and delivery methods
  • Proficiency with contract management software and construction project management tools
  • Excellent negotiation, analytical, and problem-solving skills
  • Detail-oriented with strong organizational capabilities

Preferred Qualifications

  • Professional certification (CCM, PMP, or similar)
  • Experience with public sector or large-scale commercial projects
  • Understanding of AIA, ConsensusDocs, or EJCDC contract forms
