Job Description

JOB PURPOSE

This position is critical from Revenue generation as well as uplifting the Social Infrastructure of Hyderabad AeroCity, which is a crucial success factor. Responsible for Commercial Retail leasing. Generate leads and ensure concluding Lease Transactions. Support in Account management of existing tenants within the Hyderabad Airport City ensuring seamless client interface.

KEY ACCOUNTABILITIES

Responsibilities	Key Performance Indicators (KPIs)
Primary Responsibility: Sign Lease Agreements for Destination Retail: • Increase the Prospect base for Interchange (Destination Lifestyle Retail Project at Hyderabad AeroCity) • Pitch to prospective clients – meet at HQs of Brand Houses, make presentations, agree on Commercials • Sign Lease agreements with Brands across Retail, F&B, Family Entertainment Centre, Cinema etc. • Responsible for Re-Leasing of the space in case a client vacates post Operations	Number of Term Sheets, EOIs, MoUs, Lease Agreements signed Vacancy level Site visit reports
Secondary Responsibility: Conclude Commercial Office transactions for GMR Business Park including Community/Social Infra like Gym, Food Court, Bank, Medical Centre, Social Services etc. Achieve Land Monetization Target as per AOP (particular focus on Campus Style mandate)	Number of Term Sheets, EOIs, MoUs, Lease Agreements signed Number of Acres monetized
Create awareness of the Airport City Project: Create awareness of the Airport city project by meeting the target audience (prospects) and presenting the Airport city concept. Support marketing team in creation of suitable pitch for prospects	Number of clients met. Number of leads generated
Channel Partner relationship Management: Relationship building with IPCs & Brokers to generate prospects and business opportunities	Number of leads generated through channel partners Number of leads converted to ongoing transactions
Client Account Management: Act as an account manager for signed clients through effective intra-departmental coordination ensuring smooth operations for the clients.	Nil Open Complaints

Retail leasable space ~0.5 Million SQ FT
Office leasable space ~1.0 Million SQ FT
Campus ~50 acres, with a potential for 4.0 MN SQ FT Built-up Area
CAPEX of 400 Cr for Interchange with a Revenue Potential of 60 Cr per annum at full operations

EDUCATION QUALIFICATIONS

Graduate with an MBA in Marketing/BD/Sales or equivalent qualification.
Extremely good interpersonal skills
Excellent communication skills (Both spoken and written)
Candidate must have very sound analytical and strategic abilities.
Expert in using Excel, Word & Power Point
Needs to be extremely good team player
Good networking skill especially with all key stakeholders.
Excellent Relationship Development and Management Skills

RELEVANT EXPERIENCE

8-10 years Real Estate experience including in a B2B environment working at Metro Cities with large known Mall developers
Significant experience of Retail & Office leasing, prospecting and concluding transactions
