What You Will Do

  • Engage and influence stakeholders across company/unit heads, BU/CU leaders, GF RE, Sourcing, IT, Security, Finance, and APAC/Global PPM to align workplace strategies with business plans.
  • Identify, prioritize, develop, and deploy continuous improvements in REFM strategies, policies, processes, and tools—including KPI/SLA/TAT frameworks and governance routines.
  • Act as subject matter expert across portfolio strategy, transactions, lease administration, space planning, IFM delivery, and compliance.
  • Strategic Portfolio Management: Lead portfolio strategy development and execution including acquisitions, consolidations, renewals, divestments, fit-outs, built-to-suit projects, and workplace transformations. Drive portfolio transaction management from commercial due diligence through business case preparation, financial modelling, approvals, and execution.
  • Financial Stewardship & Controls: Own comprehensive financial planning including OPEX budgeting, forecasting, cost tracking, invoice reconciliation, and audit management. Execute run-rate reduction and cost avoidance initiatives while maintaining service quality standards across the portfolio.
  • Optimize workplace & space utilization (density, occupancy, free-addressing, smart workplace/IBMS), harness data to inform decisions, and improve employee experience.
  • Ensure end-to-end compliance (e.g., SEZ, statutory, environment, OHS, audits, reports & returns) and maintain contract/SLA discipline.
  • Supplier & Performance Management: Manage integrated facility management partners, project vendors, and transaction advisors through robust performance frameworks and safety/quality controls. Establish and monitor comprehensive KPIs including uptime, service levels, occupancy optimization, cost per seat/sq ft, preventive maintenance compliance, and customer satisfaction.

  • Operational Excellence: Program/project management expertise across full transaction lifecycle, supplier management for large multi-site portfolios, and cross-functional collaboration with business leaders.
  • Financial Expertise: Advanced financial analysis, business metrics management, OPEX governance, and ROI/NPV modeling for real estate business cases.
  • Technical Proficiency: Expertise in workplace/space planning, negotiation, compliance management, and data-driven decision making with strong business communication skills.
  • Industry Knowledge: Deep understanding of Indian commercial real estate markets, regulatory frameworks (RERA, SEZ compliance, labor laws), and local vendor ecosystems.
  • Business Communication—concise storytelling with data.
  • EBP (Ericsson Business Process) & Finance Processes familiarity.
  • Ericsson Knowledge or equivalent global enterprise exposure is a plus.

Minimum Qualifications

  • Bachelor’s degree in Engineering, Real Estate, Facilities, Architecture, or Business (or equivalent).
  • 15+ years of progressive REFM/Portfolio Management/IFM leadership in Telecom/IT/ITES/NBFC/Real Estate/Services.
  • Proven experience across portfolio transactions, lease administration, IFM delivery, workplace strategy, compliance, and financial stewardship for large portfolios (multi-site, multi-million sq. ft.).
  • Hands-on experience building KPI/SLA/TAT frameworks, supplier governance, and audit/compliance programs.
  • Proficiency with CAFM/IWMS, lease administration tools, IBMS, advanced Excel/PowerPoint; exposure to SAP/EBP and Power BI desirable.
