Role Summary

The Assistant Manager – QS will be responsible for managing all cost- and quantity-related aspects of real estate development projects, including eco-communities and sustainable habitats. The role supports budgeting, cost estimation, vendor evaluation, contract administration, and project cost monitoring to ensure financial efficiency and alignment with the developer’s project goals.

Key Responsibilities

  • Estimation & Cost Planning
    • Prepare detailed estimates, BOQs, and cost plans for villa, farm community, infrastructure, landscape, and MEP works.
    • Review architectural, structural, and services drawings for accurate quantification.
    • Assist in preparing project budgets and feasibility costs for new developments.
  • Vendor Selection
    • Prepare tender documents including BOQs, specifications, and scope of work.
    • Conduct rate analysis, evaluate bids, and support vendor/contractor negotiations.
    • Coordinate with Procurement for contractor onboarding and agreement finalization.
  • Contract & Cost Management
    • Support drafting and administration of work orders and contracts.
    • Monitor project costs vs. approved budgets and report variances.
    • Track material usage, labour deployment, and budget adherence throughout the project lifecycle.
  • Billing & Verification
    • Verify contractor bills, RA measurements, and work progress data.
    • Prepare certification reports with measurement records and site validations.
    • Ensure accuracy and timely processing of all project-related billing documents.
  • Coordination & Stakeholder Management
    • Collaborate with Project Managers, Site Engineers, Procurement, Design, and Finance teams.
    • Coordinate with consultants, contractors, and vendors for BOQ clarifications and QS-related inputs.
    • Participate in project review meetings and provide cost updates.
  • Compliance, Documentation & Reporting
    • Maintain detailed cost sheets, measurement books, and QS documentation.
    • Ensure all QS activities align with company policies, quality standards, and sustainability principles.
    • Prepare periodic MIS reports (budget vs. actuals, cost forecasts, etc.).
Skills & Competencies Required

    • Strong knowledge of quantity surveying, construction costing, and rate analysis.
    • Experience in real estate development projects (residential / villa communities preferred).
    • Expertise in MS Excel, AutoCAD, and QS estimation tools.
    • Analytical thinking with attention to detail.
    • Strong communication, negotiation, and stakeholder management skills.
    • Ability to meet deadlines and manage multiple project tasks concurrently.
Qualification & Experience

    • B.Tech / B.E. in Civil Engineering (preferred).
    • 8–12 years of QS experience with a developer or real estate construction company.
    • Exposure to sustainable development or eco-friendly projects is an advantage.
