BIM Engineer-JD
Role Purpose We are hiring a BIM Engineer who will act as the single owner of the BIM-to-Build pipelinefrom parametric Revit families to accurate quantities, cost integration, shop drawings, and site-ready BOMs.
This role is not about drafting. It is about eliminating ambiguity in construction through intelligent BIM.
The BIM Lead Will Ensure That
What is modelled is exactly what is procured
What is procured is exactly what is installed
Site teams can execute with minimal skill dependency
Key Ownership Areas
- Revit Family Architecture & Parametric Control
Create And Maintain Highly Parametric Revit Families Aligned With
Modular construction systems (LGSF, PUF, sandwich panels, volumetric modules)
Manufacturing tolerances
Site installation constraints
Families Must Be
Quantity-driven
Cost-linked
BOM-ready
Establish and enforce company-wide family standards and shared parameters
- Model-Based Quantity Take-Off (5D BIM)
Own BOQ and BOM extraction directly from the BIM model
Configure
Shared parameters
Assembly codes
Cost codes aligned to estimation and procurement workflows
Ensure Zero Mismatch Between
BIM quantities
Procurement quantities
Site consumption
Actively close gaps between estimated vs actual quantities
- 4D BIM - Construction Sequencing & Planning
Integrate BIM models with construction schedules
Define
Factory vs site sequencing
Installation logic
Module-level construction flow
Use 4D Simulations To
Validate constructability
Reduce site errors
Support planning and execution teams
- Ultra-Clear Shop Drawings (Zero-Skill Dependency)
Deliver Highly Detailed Shop Drawings That
Require minimal interpretation
Can be executed by low-skill site teams
Drawings Must Include
Exploded views
Installation sequences
Fixing details
Clear callouts and legends
Think in terms of IKEA-style clarity, not conventional consultant drawings
- BIM-Driven Leadership & Coordination
Lead And Mentor
BIM modelers
Drafting engineers
Coordinate Closely With
Cost estimation
Procurement
Manufacturing
Site execution teams
Enforce
BIM Execution Plan (BEP)
Naming conventions
Version control
Change management discipline
Required Technical Skills
Core BIM & Modeling
Autodesk Revit - Expert level
Advanced Revit Family Creation (parametric, nested, shared parameters)
Navisworks (Quantification & Timeliner)
Model-based quantity extraction workflows
4D / 5D & Cost Integration
4D sequencing and construction simulation
5D BIM workflows (model BOQ BOM cost)
Strong Excel skills for quantity validation and cost logic
Dynamo (preferred, not mandatory)
Construction Domain Knowledge
Modular & prefab construction systems
LGSF, PUF panels, drywall, steel structures
Shop drawing standards
Onsite constructability understanding
Manufacturing + site execution interfaces
Leadership & Mindset Expectations (Critical) Thinks like an owner, not a drafter
Obsessed with accuracy, clarity, and repeatability
Strong documentation discipline
Comfortable challenging design decisions that break constructability
High accountability with minimal supervision
Understands that BIM directly impacts project profitability
Experience Requirements 2+ years of total experience
Minimum 2+ years in a BIM leadership or ownership role
Proven Experience Delivering
Quantity-driven BIM models
Cost-linked BIM workflows
Execution-ready shop drawings
